<br /> indemnification shall occur whenever said damages losses, demands, <br /> suits, judgments, costs including reasonable attorney's fees and <br /> expenses are caused in whole or part by any negligent act or <br /> omission of Lessee, Lessee's agents, employee or anyone for whose <br /> acts Lessee may be liable. <br /> 16. Liability. Lessee agrees to maintain and keep in force <br /> <br /> beginning on the date Lessee takes possession of the premises and <br /> continuing during the term of this lease, public liability and <br /> property damage insurance in the minimum limits of One Hundred <br /> Thousand Dollars ($100,00) per person and Three Hundred Thousand <br /> Dollars ($300,000) for any single occurrence for bodily injury or <br /> death and One Hundred Thousand Dollars ($100,000) for any single <br /> occurrence for injury to or destruction of property. Any policy <br /> procured by Lessee under the requirements of this lease shall name <br /> Lessor as co-insured and shall contain the endorsement that such <br /> insurance may not be cancelled or amended with respect to Lessee <br /> without ten (10) days written notice by certified mail, return <br /> receipt requested, to Lessor by the insurance company. A copy of <br /> any policy procured by Lessee under the requirements of this lease <br /> shall be delivered to Lessor within ten (10) days of the inception <br /> of such policy by the insurance company. The minimum limits of <br /> any insurance coverage herein required shall not limit Lessee's <br /> liability under the preceding section. <br /> 17. Insurance Requirements for Construction. Lessee warrants <br /> <br /> that any contractor engaged to perform that construction work <br /> which is Lessee's responsibility under the terms of this lease or <br /> -7- <br />
