Lessee further warrants that said <br /> contractor shall maintain and keep in force from the date <br /> construction begins until the date the premises are surrendered to <br /> the Lessee for occupancy, fire insurance with extended coverage in <br /> a sum not less than $75,000.00 dollars with a company or companies <br /> licensed to do insurance business in Texas and public liability <br /> and property damage insurance in the minimum limits specified in <br /> paragraph 15 of this lease. <br /> 18. Insurance Requirements for Greater San Marcos Youth <br /> <br /> Council, Inc. Lessee agrees to keep and maintain in effect and <br /> <br /> make any and all payments under the terms of the Texas <br /> unemployment laws and will carry worker's compensation insurance <br /> as required by statute. Lessee also agrees to maintain and keep <br /> in force professional liability insurance covering the employees <br /> and volunteers working at or through the leased premises in limits <br /> of at least $500,000 per occurrence. <br /> 19. Assignment. Neither the demised premises nor any portion <br /> <br /> thereof shall be sublet, nor shall this lease or any interest <br /> therein be assigned by Lessee without the express written approval <br /> of Lessor and any attempted assignment or subletting of this lease <br /> or said demised premises without said written approval shall be of <br /> no force or effect, and shall confer no rights upon any assignee <br /> or sublessee. <br /> -8- <br />
