EXHIBIT B DESCRIPTION OF 1.93 ACRES, MORE OR LESS, OF LAND AREA IN THE J. M. VERAMENDI SURVEY, NO. 2, HAYS COUNTY, TEXAS, BEING A PORTION OF THAT 189.6 ACRE, TRACT ONE, AS DESCRIBED IN A DEED FROM JIM HARTLEY, RECEIVER, TO C. C. HOLT, DATED OCTOBER 15, 1960, AND RECORDED IN VOLUME 184, PAGE 106 OF THE HAYS COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: ~OMMENCING at a point for a west corner of the remaining portion of the Holt tract and the north corner of that 1.0 acre tract described in a deed from C. C. Holt, et ux to Sloan K. and Sylvia Doirón dated June 19, 1971, and recorded in Volume 243, Page 972 of the Hays County Deed Records and being in the east line of Interstate Highway No. 35; THENCE entering the Holt tract with the northeast line of the Doiron tract S 45° 19' 48" E 20.43 feet to an 1/2" iron rod set for a west corner and PLACE OF BEGINNING of this tract; THENCE leaving the PLACE OF BEGINNING and crossing the remaining portion of the Holt the following seven courses: 1. with right-breaking curve that is 20 feet from and concentric to the curving east line of Interstate Highway No. 35 and having the following characteristics: central angle = 2° 23' 56", radius = 11669.19 feet, arc length = 488.55 feet, and a chord which bears N 31° 45' 44" E 488.52 feet to an 1/2" iron rod set for an angle point; 2. N 730 OS' 23" E 58.41 feet to an 1/2" iron rod set for an angle point; 3. N 28 ° 05 I 23" E 669.66 feet to an 1/2" iron rod set for an ell corner of this tract; 4. S 610 54' 37" E 5.00 feet to an 1/2" iron rod set for an ell corner of this tract; 5. N 28° OS' 23" E 120.42 feet to an 1/2" iron rod set for an angle point in this tract; 6. N 22° 55' 20" E 1015.74 feet to an 1/2" iron rod set for an angle point; 7. N 24° 30' 09" E 107.22 feet to an 1/2" iron rod set in the common line, as fenced, of the Holt tract and that 14.66 acre tract described in a deed from Jack Gary to William M. Gary, dated April 4, 1967, and recorded in Volume 217, Page 526 of the Hays County Deed Records¡ THENCE with the common line of the Gary tract and the Holt tract N 45 ° 01' 28" E 114.10 feet to an 1/2" iron rod set for the north corner of this tract;
