<br /> -7- <br /> B. Maintenance Responsibilities of LESSEE. <br /> <br /> LESSEE shall be responsible for all maintenance, repairs and <br /> upkeep of the demised premises described in Paragraph I (B) above. <br /> LESSEE shall at all times keep said demised premises free of all <br /> debris, grass, weeds, rubbish, brush and all other unsightly or <br /> unsanitary matter and shal1 maintain said premises in a safe condition <br /> and a state of good repair. LESSEE agrees to bear the costs of <br /> installation of any additional utility lines or connections. LESSEE <br /> shall pay any and all utility charges for service to the demised <br /> premises. <br /> LESSEE shall be responsible for the upkeep and maintenance of the <br /> aviation fuel storage and dispensing facility, and shall maintain the <br /> same in accordance with all local, federal and state regulations, <br /> standards and requirements. <br /> C. Maintenance Responsibilities of LESSOR. <br /> Maintenance of the runways, taxiways, entrance roads, driveways <br /> and existing parking 10ts leading to and/or contiguous to the demised <br /> premises described in Paragraph I above and unoccupied property of <br /> Airport, shall remain the obligation of LESSOR; provided, however, that <br /> LESSOR shall only be obligated to use airport revenue funds for such <br /> purposes and that LESSOR shall never have the obligation to use <br /> general, operating or bond funds for the purpose of said maintenance. <br /> LESSOR agrees to maintain and keep in repair the landing area of <br /> Airport and all publicly owned facilities of Airport and reserves the <br /> right to direct and control all activities of LESSEE in this regard. <br /> VI. <br /> A. Other Provisions Pertaining to FBO Operations. <br /> LESSEE shall conduct its operation as FBO seven (7) days a week <br /> during daylight hours or from 8:00 A.M. to 7:00 P.M. whichever is <br /> less; provided however, that nothing contained herein shall restrict <br /> LESSEE from operating for longer periods of time.
