-2- COMMENCING for reference at a 1/2-inch iron rod in concrete at a fence corner post for the most northerly corner of said 43.11 acre trac t, said iron rod also being the southwest corner of a 26.468 acre tract of land described in a deed to Sunridge Joint Venture as recorded in Volume 482, Page 851 and in the southeast line of a 322.33 acre tract of land described in a deed to Marion H. Wills, Minnie ~1ae Wills Howard and Marvin C. Wills as recorded in Volume 274, Page 540, both of the Hays County Deed Records; THENCE along a fence with the northwest line of said 43.11 acre tract, same being the southeast line of said 322.33 acre tract, the following three (3) courses and distances: 1. S 44 degrees 56' 19" W, a distance of 174.88 feet to a fence post, 2. S 45 degrees 04' 05" W, a distance of 158.95 feet to a fence post, and 3. S 45 degrees 11'03"W, a distance of 101.50 feet to a point in the present Corporate City Limit Line of The City of San Marcos, Texas according to City Ordinance 1970-9 for the northwest corner of the herein described tract and the POINT OF BEGINNING; THENCE leaving said line and crossing said 43.11 acre tract with said City Limit Line, S 45 degrees 00' 00" E, a distance of 2017.80 feet to a point in the southeast line of said 43.11 acre tract, same being a northwest line of the remainder of a 232.1 acre tract of land as described in a deed to Milton Daniel Buie Properties Partnership as recorded in Volume 399, Page 326 of the Hays County Deed Records f9r the most northerly east corner of the herein described tract; THENCE leaving said City Limit Line with the common line of said 43.11 acre tract and said Buie tract, S 02 degrees 51' 44" E, a distance of 414.24 feet to a 1/2-inch iron rod in the north line of said 1.81 acre tract for the southeast corner of said 43.11 acre tract and a corner of said Buie tract; THENCE with the north line of said 1.81 acre tract, same being a southeast line of said Buie tract, N 87 degrees 08' 16" E, a distance of 130.91 feet to a point in the present Corporate City Limit Line of said City according to City Ordinance 1973-4, for the most easterly corner of the herein described tract; THENCE leaving said line and crossing said 1.81 acre trac t wi th said City Limit Line, S 45 degrees OO'OO"W, a distance of 104.34 feet to a point in the south line of said 1.8l acre tract and a northeast line of said Buie tract for the most southerly east corner of the herein described tract; THENCE with the common line of said 1.81 acre tract and said Buie tract, S 87 degrees 08' 16" W, a distance of 629.19 feet to a 1/2-inch iron rod for the southwest corner of said 1.81 acre tract and a corner of said Buie tract; THENCE with a northeast line of said Buie tract, same being the west line of said 1.81 acre tract and the southwest line of said 43.11 acre tract, the following ten (10) courses and distances: I.
