On July 27, 2004, the Planning and Zoning Commission of the City of San Marcos <br />helda~"public hearing regarding a request to establish the zoning for a 318.105 acre tract of <br />property located in the 2900 Block of IH-35 North as "C" Commercial District for 50.919 acres, <br />"LI" Light Industrial District for 38.718 acres, and "R_l" Single-Family Dwelling District (Low <br />Density) for 228.468 acres. <br /> <br />I <br /> <br />2. Subsequent to the public hearing on that date, the Planning and Zoning Commission <br />did, on July 27, 2004, consider and vote to approve the request, and has recommended that the <br />request be approved by the City Council of the City. <br /> <br />3. The City Council held a public hearing on September 13 <br />request. <br /> <br />, 2004, regarding the <br /> <br />4. All requirements of Chapter 114, Zoning, of the San Marcos CIty Code pertaining to <br />zoning map amendments have been met. <br /> <br />5. The City Council hereby finds and determines that the adoption of the following <br />ordinance is in the interest of the public health, morals, welfare and safety. <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br /> <br />SECTION 1. The Official Zoning Map of the City, as described in Section 114.029 of <br />the San Marcos City Code, is amended to establish the zoning for the following real property as <br />"R-l" Single-Family Dwelling District (Low Density): <br /> <br />Street address: 2900 Block of IH-35 North. <br /> <br />I <br /> <br />Size: <br /> <br />228.468 acres. <br />
