In Ordinance No. 2005-36 (the "Notice Ordinance"), the City Council approved a process <br />for conducting j oint public hearings with the Planning and Zoning Commission for consideration of <br />a proposed new Official Zoning Map for the City, under Section 211.007(b) of the Texas Local <br />Government Code. <br /> <br />2. In accordance with the Notice Ordinance, notices (the "Published Notices") were <br />published in a newspaper of general circulation in the City of joint public hearings to be conducted <br />by the City Council and Planning and Zoning Commission held on June 7, 2005 and on August 16, <br />2005 on a proposed new Official Zoning Map for the City; and in addition to the Published Notices, <br />the Planning and Development Services Department mailed notices (the "Mailed Notices") ofthe <br />public hearings to approximately 10,600 owners of real property in the City. <br /> <br />3. In accordance with the Notice Ordinance, the Published Notices and the Mailed Notices, <br />the City Council and Planning and Zoning Commission held joint public hearings on June 7, 2005 <br />and on August 16, 2005 on a proposed new Official Zoning Map for the City. <br /> <br />4. The City Council adopted an ordinance on September 20, 2005 adopting a new Official <br />Zoning Map for the City; however, this map did not address certain properties that were (and have <br />continued to be) zoned "R-l" Single Family Dwelling District (Low Density). <br /> <br />5. The City Council on December 7, 2005 voted to disapprove recommendations by the <br />Planning and Zoning Commission that certain properties zoned "R-l" Single Family Dwelling <br />District (Low Density) be changed to zoning district designations other than "SF-6" Single-Family <br />District, and the Council requested that the Commission consider the conversion of all remaining <br />properties now zoned "R -1" Single Family Dwelling District (Low Density) to "SF -6" Single-Family <br />District. <br /> <br />6. The Planning and Zoning Commission on February 28,2006 considered the conversion of <br />all remaining properties now zoned "R-I" Single Family Dwelling District (Low Density) to "SF-6" <br />Single-Family District, and voted to approve this conversion, and recommended that this conversion <br />be approved by the City Council. <br /> <br />7. The City Council finds and determines that the regulations applicable to the "SF-6" Single- <br />Family District in the City Land Development Code resemble the regulations applicable to "R-I" <br />Single Family Dwelling District (Low Density) more closely than any other zoning district in the <br />
