<br />71 <br /> <br />ORDINANCE 1986-19 <br />0 <br />r-J <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY <br />OF SAN MARCOS, TEXAS, AMENDING THE GENERAL <br />ZONING ORDINANCE OF THE SAN MARCOS CODE OF <br />ORDINANCES BY CHANGING THE DEFINITIONS OF <br />FLOOR AREA, GROSS DENSITY, AND SUBDIVISION; <br />PROVIDING FOR MASTER PLAN AND ZONING <br />00 CONFORMANCE FOR NEWLY ANNEXED TERRITORY; <br />~ ADDING CHURCHES TO PERMITTED USES IN OP <br />~ DISTRICT; ADDING SPECIFIC USES FOR OP <br />DISTRICTS; ADDING PERMITTED USES IN C <br />DISTRICTS; ADDING A SPECIFIC USE IN C <br />DISTRICTS; CLARIFYING PERMITTED USES IN THE <br />CBA; CHANGING MINIMUM LOT REQUIREMENTS IN <br />MF-l, MF-2, MF-3, MF-4 AND MF-5 DISTRICTS; <br />ADDING PERMITTED USES IN M DISTRICTS: CHANGING <br />PARKING REQUIREMENTS FOR APARTMENTS, OFFICES, <br />WAREHOUSES, GARAGES, AND LUMBERYARDS; AND <br />DECLARING AN EFFECTIVE DATE. <br /> <br /> <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br /> <br />SECTION 1. That the General Zoning Ordinance of the San <br />Marcos Code of Ordinances be amended by the addition of Sec. <br />4(44.5) as follows: <br /> <br />APPENDIX A <br /> <br />GENERAL ZONING ORDINANCE <br /> <br />Section 4. Definitions. <br /> <br />44.5 Floor area: Unless otherwise specified, the <br />sum of the gross horizontal areas of all <br />floors of a building measured from the <br />exterior face of exterior walls, or from the <br />centerline of a wall separating two buildings, <br />but not including interior parking spaces, <br />loading spaces for motor vehicles; or any <br />space where the floor-to-ceiling height is <br />less than six feet. <br /> <br />SECTION 2. That the General Zoning Ordinance of the San <br />Marcos Code of Ordinances be amended by the addition of Sec. 4 <br />(51.5) as follows: <br /> <br />Section 4. Definitions. <br /> <br />51.5 Gross density: The number of dwelling units <br />per total area of land, including one-half of <br />abutting street rights-of-way, and measured as <br />dwelling units per acre. <br /> <br />SECTION 3. That the General Zoning Ordinance of the San <br />Marcos Code of Ordinances be amended by the addition of Sec. 4 <br />(103) as follows: <br /> <br /> <br />Section 4. Definitions. <br /> <br />103 Subdivision: The division of any tract or <br />parcel of land into two or more parcels or <br />lots, and the assembly of parcels or lots into <br />one parcel or lot, for the purpose, whether <br />immediate or future, of sale or building <br />development, expressly excluding parcels or <br />lots divided or combined for the production of <br />agricultural products not to be produced <br />within a building. "Subdivision" shall also <br />mean resubdivision and any change of lot size <br />or lot lines or the relocation of any street. <br /> <br />SECTION 4. That Sec. 7 of the General Zoning Ordinance of <br />the San Marcos Code of Ordinances is hereby repealed. <br />
