<br />AN ORDINANCE CLOSING AND ABANDONING AN EXTENSION
<br />OF PEGUES STREET AT ITS TERMINATION AT THE
<br />NORTHWEST END OF H.A. NELSON FIRST ADDITION TO
<br />THE CITY OF SAN MARCOS TO BLUEBONNET DRIVE AND
<br />RELINQUISHING TO MARIAN NELSON MEEKS, HUGH A.
<br />NELSON, JR. AND REUBEN H. MEEKS ALL RIGHT, TITLE
<br />AND INTEREST OF THE CITY OF SAN MARCOS IN AND TO
<br />SUCH AN EXTENSION OF PEGUES STREET TO BLUEBONNET
<br />DRIVE AND DIRECTING THE MAYOR TO EXECUTE AND
<br />DELIVER TO SAID PERSONS QUITCLAIM DEEDS OF THE
<br />EXTENSIONS OF PEGUES STREET TO BLUEBONNET DRIVE.
<br />
<br />WHEREAS, on the 8th day of November, 1968, by that certain
<br />
<br />written instrument of that date recorded in Volume 227, pages 106-107,
<br />
<br />Deed Records of Hays County, Texas, H.A. Nelson and wife, Exa Lou
<br />
<br />Nelson, dedicated to the public for public use as a public street as
<br />
<br />an extension of Pegues Street in the H.A. Nelson First Addition, San
<br />
<br />Marcos, Texas, to Bluebonnet Drive, 0.28 of an acre out of the T.J.
<br />
<br />Chambers Survey, a portion of that tract conveyed to H.A. Nelson by
<br />
<br />deed from R.L. Lightfoot dated January 23, 1951, and recorded in
<br />
<br />Volume 149, page 42, Deed Records of Hays County, Texas, and according
<br />

<br />to a survey made on the ground by James R. Hall, Registered Public
<br />
<br />Surveyor #608, said 0.28 of an acre is described particularly
<br />
<br />by metes and bounds as follows:

<br />BEGINNING at an iron stake set on the Northwest line of H.A.
<br />Nelson's First Addition to the City of San Marcos, a subdivision
<br />of record in Volume 89, page 222, Hays county Deed Record, and
<br />on the Southeast line of the said H.A. Nelson tract for the South
<br />corner of the tract herein described, and from which beginning corner
<br />an iron stake found for the West corner of the said H.A. Nelson's
<br />First Addition bears S. 45050' W. 134.40 feet;
<br />THENCE, with the Southeast line of the said H.A. Nelson tract and
<br />the Northwest line of the said H.A. Nelson's First Addition, N.
<br />45050E., at 5.0 feet passing an iron stake set for the existing
<br />West corner of Pegues Street and at 45.0 feet passing an iron stake
<br />set for the existing North corner of Pegues Street, and continue on
<br />in all 50.0 feet to an iron stake set for the East corner of the tract
<br />herein described;
<br />THENCE, leaving the said H.A. Nelson's First Addition, N. 45017' W.
<br />129.30 feet to an iron stake set at point of curve for angle point;
<br />THENCE, with curve, an arc distance of 52.21 feet, said curve having
<br />a radius of 201.05 feet and a chord which bears N. 52043' W. 52.20
<br />feet, to an iron stake set on the South line of a 30-foot roadway,
<br />which is a portion of that tract of land conveyed to R.L. Lightfoot,
<br />et ux., by Ella D. Lowery by deed dated July 15, 1947, and recorded
<br />in Volume 140, page 160, Hays County Deed Records, for angle point;
<br />THENCE, with the South line of said 30-foot roadway S. 88009' W.
<br />131.97 feet to a concrete monument found on the East line of
<br />Bluebonnet Drive and the West line of the said H.A. Nelson tract for
<br />the Northwest corner of the tract herein described;
<br />THENCE, with the East line of Bluebonnet Drive and the West line of
<br />the said H.A. Nelson tract, S. 6011' W. 20.16 feet to an iron stake
<br />set for the Southwest corner of the tract herein described;
<br />THENCE, leaving Bluebonnet Drive, N. 88009' E. 28.92 feet to an iron
<br />stake set at point of curve for angle point;
<br />THENCE, with curve, an arc distance of 122.76 feet, said curve having
<br />a radius of 151.05 feet and a chord which bears S. 68034' E. 119.41
<br />feet, to an iron stake set at point of tangency for angle point;
