The <br />minimum requirements for a single story wood frame <br />residence containing more than 400 square feet on concrete <br />beams and piers shall conform to the following <br />requirements: Piers shall be monolithic poured with <br />concrete footing 18" square 6" thick; piers shall be 12" <br />in height, 8" round or square, with one #3 bar in center <br />of pier embedded 3" in footing and extending 8" above top <br />of pier or 2" above sill; piers shall be placed so that no <br />span shall be more than 8' feet, 6" between them, and <br />precast concrete pads and block footings will not be <br />allowed on residence over 400 square feet in area. <br />Plates, beams and sills shall be securely attached to <br />piers, footings, and slabs. <br /> <br />b. <br /> <br />A two story residential structure shall have two (2) #6 <br />bars top and bottom in outside beams. Beams shall be 12" <br />wide by 24" in depth. Cross beams cutting areas to <br />maximum of 400 square feet. Cross beams 10" x 18" with <br />two #4 bars top and bottom. All beam steel to be <br />supported by 3/8 stirrups 6' on center. <br /> <br />c. <br /> <br />8" x 8" x8" concrete blocks may be used for piers, <br />provided they are set on a poured concrete footing 24" <br />square by 6" deep with a #3 rod crossed in the footing. A <br />#3 rod or 1/2" bolt shall be embedded in the footing at <br />the time of pouring and shall extend at least 2" <br />above the sill. All cells of the concrete blocks must <br />be filled with grout and all joints mortared. If solid rock is <br />encountered during required excavation for beams and <br />footings, then, under certain conditions, required <br />thickness of beams may be altered by written consent of <br />the building official. All other foundations for <br />buildings hereafter constructed within the limits of the <br />City of San Marcos shall conform to applicable sections of <br />this code.
