<br />$200.00 per month. <br /> <br />Such service may include airport mowing, facilities <br /> <br />maintenance and groundskeeping at the sole discretion of the Airport <br /> <br />Manager. <br /> <br />Prior to the commencement of any such service, the nature of <br /> <br />the <br /> <br />service <br /> <br />shall <br /> <br />be <br /> <br />disclosed <br /> <br />to <br /> <br />the Airport <br /> <br />Manager <br /> <br />and Airport <br /> <br />Manager's acceptance thereof shall be obtained prior to the commencement <br /> <br />of the service. <br /> <br />Lessor shall determine the reasonable value of all <br /> <br />services rendered. <br /> <br />Upon each anniversary date of the effective date of <br /> <br />this lease, <br /> <br />if the total amount of money or services rendered do not <br /> <br />equal Lessee's obligation for the preceding year, then any unpaid amounts <br />shall be paid by Lessee within ten (10) days of said anniversary date. <br /> <br />2. <br /> <br />In the event of default by Lessee in any of the covenants and <br /> <br />conditions herein provided, Lessor may enforce performance of the terms <br /> <br />hereof in any mode provided by law; and this Lease may be forfeited at <br />Lessor's discretion if such default continues for a period of ten (10) <br /> <br />days or more, and if Lessor shall so elect to forfeit this Lease, the <br /> <br />same shall thereupon terminate and come to an end as upon the expiration <br /> <br />of the ten-day period, <br /> <br />and Lessor shall then have the right, without <br /> <br />further notice or demand, to re-enter and remove all persons and Lessee's <br /> <br />property therefrom without being deemed guilty of any manner of trespass, <br />and without prejudice to any remedy for arrears of rent or breach of <br /> <br />covenant, or Lessor may then resume possession of the premises and re-let <br /> <br />the same for the remainder of the term at the best rent obtainable, for <br /> <br />the account of Lessee, who shall make good any deficiency. <br /> <br />3. <br /> <br />Lessee shall take good care of said leased premises including <br /> <br />the <br /> <br />improvements <br /> <br />and <br /> <br />fixtures <br /> <br />thereon <br /> <br />situated <br /> <br />and <br /> <br />shall <br /> <br />suffer no <br /> <br />waste. <br /> <br />Lessee shall at its own expense keep and maintain the plumbing, <br /> <br />electrical wiring, <br /> <br />pipes, <br /> <br />fixtures <br /> <br />and other portions of the leased <br /> <br />premises in good repair excepting only those repairs and replacements <br /> <br />necessitated by reasonable wear and tear, <br /> <br />depreciation caused by the <br /> <br />elements <br /> <br />and <br /> <br />damage <br /> <br />from <br /> <br />windstorm <br /> <br />or <br /> <br />fire <br /> <br />not <br /> <br />occasioned <br /> <br />by <br /> <br />the <br /> <br />negligence of Lessee or any employee, representative, invitee or licensee <br /> <br />of Lessee. <br /> <br />Lessee further agrees to maintain the lease premises in a <br /> <br />condition of cleanliness and overall maintenance as is acceptable to the <br />Airport Manager and is in accordance with generally accepted housekeeping <br /> <br />practices. <br /> <br />-2- <br />
