The open space parking requirements referenced in Section 6.2 will be provided on this <br />lot along the south side of Riverway A venue. <br /> <br />3.8 Additional Requirements <br /> <br />3.8.1 Buildings. All buildings and structures in the Development shall comply with LDC Section <br />4.4.2.1, including the proposed amendments to LDC Chapter 4, Article 4, Division 2: Exterior <br />Construction and Design Requirements attached as Exhibit F (the "Proposed LDC Amendments"), <br />except as noted in the following standards: <br /> <br />(A) Uses. The Development shall include places open to the public and amenities <br />and treatments on the ground floor, including shops, cafes, offices, or other such <br />uses that promote an active pedestrian environment. <br /> <br />(B) The standards in Section 3.8 shall be interpreted as reflecting the quality and <br />character presented in the guidelines illustrated in Exhibit D. Such quality and <br />character shall be included in review and approval of all developed lots. Appeals of <br />the decision of the Director shall be handled as an appeal of a site preparation plan <br />before the Planning and Zoning Commission utilizing the standards and guidelines <br />as criteria for approval or denial. <br /> <br />(C) Primary Entrance Design Elements. At least three of the following design <br />elements at the primary entrance, to a building, defined as the main customer <br />entrance to a use in a building, so that the entrance is architecturally prominent and <br />clearly visible from the abutting street or internal circulation drive: <br /> <br />(1) Architectural details such as arches, friezes, tile work, murals, or moldings. <br /> <br />(2) Integral planters or wing walls that incorporate landscaping or seating. <br /> <br />Blanco Riverwalk PD Overlay District <br /> <br />13 <br />
