<br />June 6, 2006 <br /> <br />(G) Sidewalks along both sides of the Retail Frontage Area and along both sides of <br />the public streets within the Development shall have a minimum width of eight (8) <br />feet. Sidewalks shall be lined with a row of shade trees. <br /> <br />(H) Curbside parallel parking and head-in parking is permitted along circulation <br />routes abutting Retail Frontage Areas. <br /> <br />3.8.3 Parking Structures. Parking structures are permitted in order to provide for the intended <br />density and mixture of uses shown. Parking should be encapsulated within or below <br />buildings in a manner that conceals it from predominant public view, unless prevented by <br />topographical or other similar constraints. Parking structures shall be positioned to <br />encourage maximum-shared use. Parking structures shall incorporate active ground-level <br />uses when fronting on the Paseo (defined in Chapter 7 below). Entryways and stairways <br />shall be well lit and visible. <br /> <br />3.8.4 Designated Service Areas. Designated loading and service areas shall not be permitted <br />along the Retail Frontage Area or within twenty-five (25) feet of residential properties. <br />Ingress and egress to and from the designated loading and service areas along the Retail <br />Frontage Area is permitted. <br /> <br />3.8.5 Loading requirements for each lot shall conform to current LDC requirements. <br /> <br />3.8.6 Lighting. Lighting shall conform to LDC Sections 6.5.2.1 and 6.5.2.3, including the <br />Proposed LDC Amendments. Lots C_2 and F-3 shall be classified as Environmental <br />Performance Zone E-1. The remainder of the development (lots A, B, C-l, D-l, E, F-l and <br />F-2) shall be classified as E-4. The use of laser source light or any similar high intensity <br />light, including searchlights for outdoor advertising or entertainment, projected above the <br />horizontal, is prohibited except laser shows and similar customary entertainment lighting <br />may be used in conjunction with anlphitheater events held on Lot F-2. <br /> <br />3.8.7 Location of Unsightly Equipment. Dumpsters, mechanical equipment, storage areas and <br />areas used for refuse collection (i) shall be located so as to not detract from public use areas. <br />No areas for outdoor storage, trash collection or compaction or other such uses shall be <br />located within twenty five (25) feet of any public street, public sidewalk, residential use or <br />internal pedestrian pathway. This requirement does not apply to a route required under the <br />ADA or the Texas Accessibility Standards to serve the trash collection area. Screening <br />standards for equipment, service and storage areas shall conform to LDC Chapter 6 <br />requirements. <br /> <br />3.8.8 Drive Thru Facilities. All drive-thru bank, drug store, restaurant and other similar <br />commercial uses shall provide a minimum queue, or stacking length, of five (5) vehicles. <br /> <br />3.8.9 Bicycle Parking. Convenient bicycle parking shall be provided on each lot for employees <br />and customers. <br /> <br />4. Utilities <br /> <br />Except for existing electrical transmISSiOn lines and temporary overhead lines installed for <br />temporary construction site offices, utilities shall be located underground. Newly constructed <br />electric, water, wastewater, telephone, natural gas, cable television and telecommunications utility <br />lines constructed within the Development will be underground (excluding above-ground <br />connections, and associated utility facilities which are commonly constructed above-ground in <br /> <br />Blanco Riverwalk PD Overlay District <br /> <br />15 <br />
