Refer to Sections 3.3 and 3.82 and Chapter 14 of <br />these Development Standards for common area requirements. <br /> <br />8. Buffering Elements <br /> <br />8.1 Buffering or screening of parking areas shall conform to Section 6.1.2.2 ofthe LDC. <br /> <br />8.2 Loading Zone Areas. Off-street loading zones shall be designed (i) to be buffered from <br />street view and from adjacent properties as much as possible or (ii) be designed so as not to <br />detract from the character of the Streetscape by using architectural elements that are <br />consistent or compatible with the surrounding development. <br /> <br />9. Parking and Access Standards <br /> <br />9.1 Parking Regulations. The required parking for a use on a specific lot may be located <br />anywhere on that specific lot. Community parking facilities are encouraged. All parking <br />requirements shall be in accordance with the current LDC. Shared parking shall be <br />addressed on a lot-by-lot basis with individual Site Preparation Permits. Refer to Section <br />11.5 for Unified Drainage and Parking Plan requirements for each lot. <br /> <br />9.2 Access Easements. Vehicular access easements from one lot to adjacent lot and for private <br />driveways shall be provided where necessary on the subdivision plat or by separate <br />recording instrument. Specifically defined access easements or blanket access easements are <br />permitted. <br /> <br />9.3 All driveways to public streets shall be designed to align with opposing driveways or be <br />offset a minimum of eighty (80) feet, measured from face of curb or edge of pavement to <br />face of curb or edge of pavement, in accordance with the City of Austin Transportation <br />Criteria Manual. <br /> <br />10. Signage Standards <br /> <br />Signage for the Development shall be in accordance with LDC Chapter 6, Article 3, and shall be <br />approved as a part of the site development process. Any deviations from applicable City Code <br />regulations pertaining to signage shall require approval of the Director. The Developer shall <br />submit a master signage plan for the entire Development to the City for review and approval prior <br />to or with the first Site Preparation Permit application on the first lot in the Development to be <br />developed. <br /> <br />11. Environmental Protection <br /> <br />11.1 Water Quality will be provided by low impact development methods for stormwater <br />control, and shall be reviewed and approved with each individual City Site Preparation <br />Permit. Refer to Low Impact Development (LID), A Literature Review, EPA-841-B-00- <br />005, by United States Environmental Protection Agency, dated October 2000, for <br />descriptions of and requirements for available methods for utilization at this Development. <br />Refer to Low-Impact Development Design Strategies, An Integrated Design Approach, and.. <br />Low-Impact Development Hydrologic Analysis, by Prince George's County, Maryland, <br />Department of Environmental Resources, dated June 1999 and July 1999, respectively, for <br />additional design criteria, evaluations and methodologies. <br /> <br />Blanco Riverwalk PD Overlay District <br /> <br />18 <br />
