<br />June 6, 2006 <br /> <br />14.5.3 Maintaining all community landscaping, open and other public spaces, and common <br />areas; <br /> <br />14.5.4 Managing and maintaining all community signage and lighting systems; <br /> <br />14.5.5 Interfacing with city public safety and emergency services including, but not <br />limited to, police and fire departments; <br /> <br />14.5.6 Providing on-site private community security and emergency services; <br /> <br />14.5.7 Interfacing with and managing all community relations with various community <br />residents and constituents; <br /> <br />14.5.8 Interfacing with and managing all city and civil relationships and interactions; and <br /> <br />14.5.9 Establishing and managing a community advertising and public relations program. <br /> <br />14.6 The Master Developer and the Master Community Property Manager may assign its rights <br />and responsibilities to a successor with City approval of that successor. <br /> <br />15. Miscellaneous <br /> <br />15.1 The Master Developer and Owner understand and acknowledge that the Property will be <br />bound by the provisions of these development standards as though they were conditions, <br />restrictions and limitations on use of the Property under the City's zoning ordinances. <br /> <br />15.2 The Master Developer and Owner, as developer and fee simple owner of the Property, <br />respectively, in consideration for the City's approval of the rezoning of the Property, <br />including these Development Standards as an integral part thereof, declares and establishes <br />the following restrictive covenants on the Property in favor of the City. The Master <br />Developer and Owner, on behalf of themselves and their successors and assigns with <br />respect to ownership and/or tenancy of the Property, covenants and agrees to comply with <br />these Development Standards, and in particular, the following: <br />Chapter 2. Land Use Summary Table <br />Chapter 3. Development Standards Applicable to Specific Lots <br />Chapter 4. Utilities <br />Chapter 5. Landscaping and Street Trees <br />Chapter 6. Open Space - (Lots C-2 and F-3) <br />Chapter 7. Amenities to the General Public <br />Chapter 8. Buffering Elements <br />Chapter 9. Parking and Access Standards <br />Chapter 10. Signage Standards <br />Chapter 11. Environmental Protection <br />Chapter 12. Development Phasing <br /> <br />The Master Developer and Owner and the City stipulate that I) this covenant touches and <br />concerns the Property, 2) notice will be given by filing of this instrument in the Official <br />Public Records of Hays County, Texas, and 3) these covenants are reasonable in connection <br />with the Development. These covenants run with the title to the Property and are binding <br /> <br />Blanco Riverwalk PO Overlay District <br /> <br />22 <br />
