05011802 ORR 2676 754 <br />4.04. Landscaping. A. Vegetative barriers. The Property shall be landscaped with vegetative <br />barriers in the following areas: <br />1. On the western boundary of the Property to separate the facility from Craddock Avenue <br />2. At the south end of the facility to separate Archie Street from the parking area <br />The following shall apply to the vegetative barriers: <br />1. The barriers shall consist of fast-growing screening shrubs such as red tip photinias. The <br />shrubs shall be of a type and shall be maintained in a manner so that they attain a height <br />of at least six feet within one year after planting. The barriers may include a variety of <br />plants to enhance the appearance of landscaping. <br />2. The shrubs shall be planted every six feet. <br />3. Existing trees shall be preserved and used when possible to complete the vegetative <br />barrier. <br />B. Other landscaping. Landscaping around the clubhouse shall include tropical plants and <br />natural grass. Landscaped areas at the clubhouse shall include borders for separation of walking <br />paths from grass areas. Landscaping at the putting green shall include flowering plants and <br />shrubs to enhance appearance and provide separation from the parking area. Landscaping at the <br />tee box shall include natural grass covering the areas other than artificial turf or mats, and natural <br />grass covering the area behind the tee box to the parking area. The fairway area shall be <br />maintained with a natural grass ground cover. <br />4.05. Lighting. All Lighting installed on the Property shall be installed in accordance with a <br />plan prepared by a lighting professional. The lighting plan shall be submitted to the Planning <br />Director before the wiring or lighting installation is commenced. Lighting for the driving range <br />shall be installed behind the tee box and directed towards the fairway. Lighting directed at the <br />fairway shall be turned off at 10:00 p.m. Security lighting may be installed. The putting green <br />shall be partially lighted by lighting mounted on the clubhouse. All lighting shall be installed <br />and maintained so as not to cast any direct light towards adjacent homes or property. <br />4.06. Sidewalk. A sidewalk meeting City requirements shall be constructed on the north side of <br />Archie Street, connecting the parking area to the new hike and bike trail being constructed on the <br />east side of Craddock Ave. The sidewalk shall be located within the right-of-way on Archie <br />Street. <br />4.07. Putting Green. A putting green with artificial turf will be constructed per the <br />manufacturer's recommendations. The putting green may include a sand trap. Access to the <br />green will be provided by a walkway (same as walkway behind tee box) connecting the green to <br />the clubhouse. The putting green shall include 3 cups for use at the sand trap and nine cups in <br />the putting area. The putting green surface shall not be larger than 5000 sq.ft. total. <br />4.08. Netting. Netting to the height of 50' shall be installed and maintained along the western <br />boundary of the Property, and to a height of 30' along the eastern boundary of the Property, and <br />to a height of 10' along the northern boundary of the Property, to contain balls within the <br />Page 3 of 6 of Exhibit C
