Once a Subdivision Concept Plat has been approved, all plats <br />approved thereafter for the same land shall be consistent with the Subdivision <br />Concept Plat for so long as the Subdivision Concept Plat remains in effect. Minor <br />variations, such as slight shifts in lot lines or street layouts, between the Subdivision <br />Concept Plat and the subsequent plat application(s) shall be permitted, however, in no <br />case shall variations increase the intensity, density, number of units, and/or <br />impervious cover of the proposed development. <br /> <br />Section 1.6.2.2 <br /> <br />Sequence of Approvals <br /> <br />(a) Prior Approvals Required. An application for a Subdivision Concept Plat shall not be <br />approved unless the following petitions and development permits, where applicable, <br />have been approved and remain in effect for the land included in the Subdivision <br />Concept Plat: <br /> <br />(1) All legislative applications needed to authorize the proposed uses for the land; <br /> <br />(2) A Watershed Protection Plan (Phase I); and <br /> <br />(3) A Cluster Development Plan. <br /> <br />(b) Subsequent Approvals. If an application is submitted for approval of a Subdivision <br />Concept Plat, the application shall be decided before any Preliminary Subdivision <br />Plat or Preliminary Development Plat application for the same land. <br /> <br />(c) Accompanying Applications. <br /> <br />(1) An application for a Subdivision Concept Plat may be accompanied by an <br />application for Preliminary Subdivision Plat or Preliminary Development Plat <br />approval for the first phase of the subdivision, provided that the Subdivision <br />Concept Plat application must be decided first, except as provided in <br />subsection (d)(2) below. <br /> <br />(2) An application for a Subdivision Concept Plat may be accompanied by an <br />application for rezoning approval. The Subdivision Concept Plat may be <br />conditionally approved by the Planning and Zoning Commission prior to the <br />rezoning application being acted upon by City Council, however, if the City <br />Council denies the rezoning application, the approval of the Subdivision <br />Concept Plat shall be null and void. <br /> <br />Section 1.6.2.3 <br /> <br />Application Requirements <br /> <br />(a) Responsible Official.
