<br />, <br /> <br />tI <br /> <br />I <br /> <br />Chapter 1 Development Procedures - Article 6 Platting Procedures <br /> <br />(b) Submittal. An application for a Subdivision Concept Plat shall be submitted on a <br />form provided by the Director. <br /> <br />(c) Contents. An application for a Subdivision Concept Plat shall be prepared m <br />accordance with Chapter I of the Technical Manual. <br /> <br />Section 1.6.2.4 <br /> <br />Decision <br /> <br />The Planning and Zoning Commission shall decide whether to approve, approve with conditions <br />or deny the Subdivision Concept Plat application. The conditions may relate to, among other <br />matters, compliance with the City Master Plan, and the availability and capacity of public <br />improvements. <br /> <br />Section 1.6.2.5 <br /> <br />Criteria for Approval <br /> <br />(a) Factors. The following criteria shall be used to determine whether an application for <br />a Subdivision Concept Plat shall be approved, approved with conditions, or denied: <br /> <br />(1) The Subdivision Concept Plat is consistent with all zoning requirements for <br />the property, and any approved development agreement; <br /> <br />(2) The Subdivision Concept Plat conforms to the approved Watershed Protection <br />Plan (Phase I); <br /> <br />(3) The proposed proVISIOn and configuration of roads, water, wastewater, <br />drainage and park facilities is adequate to serve each phase of the subdivision <br />and generally meets the standards of Chapter 7, Article 1; <br /> <br />(4) The schedule of development is feasible and prudent, and assures that the <br />proposed development will progress to completion within the time limits <br />proposed; and <br /> <br />(5) The proposed Subdivision Concept Plat meets residential compatibility <br />standards in Section 6.7.3.1.; <br /> <br />(6) If the land lies within a Planned Development (PD) zoning district, a <br />Development Transfer Receiving DTR zoning district, or is subject to a <br />Cluster Development Plan, the proposed Subdivision Concept Plat conforms <br />to the PD or DTR district regulations and is consistent with the incorporated <br />Concept Plan, or is consistent with the approved Cluster Development Plan; <br /> <br />(7) The location, size and sequence of the phases of development proposed <br />assures orderly and efficient development of the land subject to the plat; <br /> <br />City of San Marcos, Texas <br /> <br />Land Development Code - Final <br /> <br />1-95 <br />
