<br /> -3- <br /> SECTION 12. That new Section 30(B) of the General Zoning <br />Ordinance of the San Marcos Code of Ordinances is adopted as <br />follows: <br /> Section 30. C Commercial District. <br /> (B) Specific uses, in accordance with Section 35: <br /> ( 1) A mobile home on an unsubdivided tract or <br /> accessory to permitted use for security and/or <br /> office purpose. <br /> ( 2) Establishments which dispense liquor, wine or <br /> beer for on-premise consumption under permit <br /> by the State of Texas. <br /> ( 3) Mixed use building containing a combination of <br /> residential, office-professional, and/or <br /> retail commercial uses. <br /> SECTION 13. That Section 31 (A) of the General Zoning <br />Ordinance of the San Marcos Code of Ordinances is hereby repealed. <br /> SECTION 14. That the new Section 31 (A) of the General <br />Zoning Ordinance of the San Marcos Code of Ordinances is adopted <br />as follows: <br /> Section 31. Central Business Area. CBA. <br /> (A) Permitted uses: Any use permitted in the C <br /> District. <br /> SECTION 15. That Section 19(D) of the General Zoning <br />Ordinance of the San Marcos Code of Ordinances is hereby repealed. <br /> SECTION 16. That new Section 19(D) of the General Zoning <br />Ordinance of the San Marcos Code of Ordinances is adopted as <br />follows: <br /> Section 19. MF-l Multifamily Dwelling District (low <br /> density). <br /> (D) Area requirements, Minimum lot area: (a) <br /> 6,000 square feet per dwelling unit for the <br /> first two dwelling units, plus as much <br /> additional lot area as necessary for each <br /> dwelling unit over two such that the total <br /> gross density does not exceed six dwelling <br /> units per acre. <br /> SECTION 17. That Section 20 (D) of the General Zoning <br />Ordinance of the San Marcos Code of Ordinances is hereby repealed. <br /> SECTION 18. That new Section 20(D) of the General Zoning <br />Ordinance of the San Marcos Code of Ordinances is adopted as <br />follows: <br /> Section 20. MF-2 Multifamily District (mediwn density). <br /> (D) Area requirements, Minimum lot area: 3,630 <br /> square feet per dwelling unit for the first <br /> three dwelling units, plus as much additional <br /> lot area as necessary for each dwelling unit <br /> over three such that the total gross density <br /> does not exceed twelve dwelling units per <br /> acre. <br /> SECTION 19. That Section 21 (D) of the General Zoning <br />Ordinance of the San Marcos Code of Ordinances is hereby repealed. <br /> SECTION 20. That new Section 21(D) of the General Zoning <br />Ordinance of the San Marcos Code of Ordinances is adopted as <br />follows: <br />
