MF-3 Multifamily Dwelling District (high <br /> density). <br /> (D) Area requirements, Minimum lot area: 2,425 <br /> square feet per dwelling unit for the first <br /> three dwelling units, plus as much additional <br /> lot area as necessary for each dwelling unit <br /> over three such that the total gross density <br /> does not exceed eighteen dwelling units per <br /> acre. <br />SECTION 21. That Section 22 (D) of the General Zoning <br />Ordinance of the San Marcos Code of Ordinances is hereby repealed. <br />SECTION 22. That Section 22 (D) of the General Zoning <br />Ordinance of the San Marcos Code of Ordinances is adopted as <br />follows: <br />Section 22. MF-4 Multifamily District (high density). <br /> (D) Area requirements, Minimum lot area: 6,000 <br /> square feet for the first three dwelling <br /> units, plus as much additional lot area as <br /> necessary for each dwelling unit over three <br /> such that the total gross density does not <br /> exceed twenty-four dwelling units per acre. <br />SECTION 23. That Section 23(D) of the General Zoning <br />Ordinance of the San Marcos Code of Ordinances is hereby repealed. <br />SECTION 24. That new Section 23(D) of the General Zoning <br />Ordinance of the San Marcos Code of Ordinances is adopted as <br />follows: <br />Section 23. MF-5 Multifamily District (high density). <br /> (D) Area requirements, Minimum lot area: 6,000 <br /> square feet for the first three dwelling <br /> units, plus as much additional lot area as <br /> necessary for each dwelling unit over three <br /> such that the total gross density does not <br /> exceed forty dwelling units per acre. <br />SECTION 25. That Section 25 (A) of the General Zoning <br />Ordinance of the San Marcos Code of Ordinances is hereby repealed. <br />SECTION 26. That new Section 25(A) of the General Zoning <br />Ordinance of the San Marcos Code of Ordinances is adopted as <br />follows: <br />Section 25. M Single-Family, Duplex, and Neighborhood <br /> Business District <br />This classification is to be phased out. No building <br />permit or site development permit shall be issued for <br />any property zoned "M" until an application is submitted <br />to the Planning Department to change the zoning <br />classification in conformance with this ordinance and <br />the City's Master Plan. If the desired use or structure <br />is not listed herein as permitted in the M district, the <br />issuance of any permits shall be further withheld until <br />the property is officially rezoned to a district which <br />would permit the use or structure. <br /> (A) Permitted uses: <br /> ( 1) Single-family detached dwelling. <br /> ( 2) Duplex. <br /> ( 3) Neighborhood businesses including the <br /> following: antique shops, art galleries, <br /> convenience grocer1.es, drug stores, variety <br /> stores, bakeries, shoe repair stores, flower <br /> shops, book and stationery stores, tailors, <br /> dressmakers, barber and beatuy shops, cleaners <br />
