<br /> -5- <br /> and delicatessens or restaurants with no more <br /> that 350 square feet of dining area. <br /> Neighborhood businesses shall be limted to <br /> those requiring no more than five off-street <br /> parking spaces according to standards <br /> contained in Section 37. <br /> (4) Professional offices. <br /> ( 5) Mortuaries and funeral homes. <br /> ( 6) Private schools. <br /> ( 7) Nurseries for plants. <br /> ( 8) Rest homes. <br /> ( 9) Hospitals. <br /> (10) Clinics. <br /> (11) Convalescent homes. <br /> (12) Maternity homes. <br /> (13) Exception: Institutions for the care of the <br /> mentally ill or alcoholics or narcotic <br /> addicts, animal hospitals and animal clinics. <br /> (14) Exception: Establishments which dispense <br /> liquor, wine beer for . <br /> or on-premlses <br /> consumption under permit by the State of <br /> Texas. <br /> SECTION 27. That Section 37(A)(3) of the General Zoning <br />Ordinance of the San Marcos Code of Ordinances is hereby repealed. <br /> SECTION 28. That new Section 37(A)(3) of the General <br />Zoning Ordinance of the San Marcos Code of Ordinances is adopted <br />as follows: <br /> Section 37. Off-street parking. <br /> (A) Minimum requirements: <br /> ( 3) For any multifamily dwelling or condominium in <br /> any zoning district or for any structure <br /> altered into a multifamily dwelling from any <br /> other classification, off-street parking <br /> spaces shall be provided in accordance with <br /> the following schedule. For each: <br /> Efficiency apartment: One and one-half (1 <br /> 1/2) spaces. <br /> One-bedroom apartment: Two (2) spaces. <br /> Two-bedroom apartment: Two and one-half (2 <br /> 1/2) spaces. <br /> Three bedrooms or more: Three (3) spaces. <br /> Where offices are provided on the site, <br /> visitor parking must be provided as per the <br /> office parking requirements outlined herein. <br /> Where clubhouses are provided on the site, <br /> appropriate off-street parking must be <br /> provided as per the nightclub requirements <br /> outlined herein. <br /> SECTION 29. That Section 37(A)(lO) of the General Zoning <br />Ordinance of the San Marcos Code of Ordinances is hereby repealed. <br /> SECTION 30. That new Section 37(A)(10) of the General <br />Zoning Ordinance of the San Marcos Code of Ordinances is adopted <br />as follows: <br /> Section 37. Off-street parking. <br /> (A) Minimum requirments: <br /> (10) Office and professional uses outside the <br /> Central Business Area unless otherwise <br /> mentioned in this section: One space for each <br /> three hundred (300) square feet of gross floor <br /> area. <br />
