Size, estimated payroll, and land area allocations or requirements <br /> for industrial cl iente1e, number of corporate aircraft ot-llned or <br /> leased by each industrial client. <br /> . Special requirements of each industrial c1 ient, par t i cu 1 ar 1 y in <br /> terms of industrial park infrastructure, reserved operation <br /> requirements, location to major taxiways and thoroughfares, etc. <br /> . To the extent possible, identification of the reasons each major <br /> industrial c1 ient chose its respective location. <br /> The results of these contacts wi 11 be summarized, analyzed, and <br /> compared to the in i t i a 1 determination of the market for an airport <br /> industrial park in San Marcos. The analysis ~\I j J I identify: <br /> . The probable types of industrial cl ients that could be expected to <br /> 1 ocate in an airport industrial parK. <br /> . The probable size, labor force, and physical requirements of each <br /> c 1 i ent industry type. <br /> . The probable facil ities that would be required to satisfy these <br /> industrial cl ients, such as runways, parking ramps, 1 ight ing, <br /> hangars, traffic control, utilities, and surface transportation <br /> access. <br /> . The estimated costs of such development and recommended means of <br /> financing. <br /> ECONOMIC IMPACT ANALYSIS <br /> In order to assess the existing and projected economic impact of San <br /> Marcos Municipal Airport on the economy of the City of San Marcos, a <br /> study tAlill be developed to preswnt a basic analysis of the airport and <br /> its contr-jbution to the 1 oc a 1 economy. The study wi 11 consist <br /> primarily of the delle 1 opmen t of basic data from existing ac t i v i ty <br /> located at the airport, and will focus on identifYing basic employment, <br /> payroll, and total annual revenues from which to deri~e estimates of <br /> tota} existing economic impact. <br /> The Greater San Narcos Economic De\Je I opmen t Counc ¡I, the Airport <br /> Commission, and the San Marcos Chamber of Commerce wi 11 be <br /> consul ted to identify the degr.ee '~'h i ch the airport cur-rently <br /> aHec ts industrial and commerc i a 1 bus i ness decision-maKing in the <br />
