A~l hazardOus, dangerous or harmfu~ cona~tions, ex~st~ng or potent~al, sha~~ De remedied DY LESSEE, at LESSEE's expense, pr~or to LESSEE conauct~ng its program upon the prem~ses. LESSOR shall in no manner oe deemed respons~Dle for the aetect~on or remeay of dangerous, hazardOus or harmfuL conait~ons, ex~st~ng or potent~al. However, LESSOR reserves the r~ght to ~nspect the premises at any ana all reasonaDle t~mes ana ~f, in LESSOR's op~n~on, the prem~ses at any t~me are unsafe or contain dangerous, hazardous or harmful cona~t~ons, ex~st~ng or potentJ.al, LESSOR may e~ther terminate thJ.s Agreement immed~ately without pr~or notice to LESSEE J.f the givJ.ng of same ~s J.mpract~cal or ~mposs~ble, or requ~re LESSEE to ~nuneaJ.ately cease the conduct of ~ts program upon the premises ana perform any ana all repairs, reconstruction ana/or remoaell~ng necessary, ~n LESSOR's opin~on, to remedy all hazardous, dangerous ana harmfuL cona~t~ons, either exJ.sting or potential.
