All electrical utilities and telephone <br />distribution lines should be underground to reduce the <br />undesirable visual impact of above ground poles and wires . <br />This is particularly true in consideration of the flat <br />terrain of the proposed development. <br /> <br />5. SigDinq and Graphics. Signing and graphic standards should <br />be implemented at the outset, and the requirement to obtain <br />prior approvals should be included in any development <br />agreements. Signing and graphic standards should be <br />restrictive to the extent that sign size, content, color, <br />etc., are regulated, and should specifically prohibit <br />painting signs em buildings, erecting large bill board signs <br />on structures orbuildinqs, using banners, or offensive or <br />poorly designed signs. <br /> <br />6.
