Federal Aviation Administration
September 10, 1986
Page Six
additional property within the terminal area location become
available. ~e Job Corps facilities identified, while a nominal
asset to the Department of Labor, could be put to better public
use if they were conveyed to the City of San Marcos.
11. There is no other suitable land that could be developed as
economically or efficiently as the Job Corps land requested.
Recently, approximately 120 acres of land previously identified
for industrial use was re-classified to flood plain, thus making
land for airport development even more critical than before.
12. The City of San Marcos is prepared to begin developing the land
in aviation and aviation -related facilities as soon as the land
is conveyed. The City is receiving an increasing number of
inquiries from interested corporations and developers who would
be able to provide the necessary financial and technical
resources to develop the property.
13. Additional property is needed in the immediate future, not later
than the spring of 1987. The City proposes to develop the land
area in phases, as shown in Attachment 3. It is possible the Job
Corp could continue to use facilities in the latter phases until
the area is needed for aeronautical purposes. Attachment 3A
shows the building areas to be acquired by phases.
14. The following projects are underway or have applications for aid
pending under the Airport Improvement Program (AlP), those marked
with an asterisk will be locally funded:
1. Replacement of shattered slabs and over lay portion of apron.
*2. Construction of a new general aviation tenn:inal building.
*3. Auto parking lot and miscellaneous drainage improvements.
4. Relocation of airport access road.
5. Overlay of lIS runway.
*6. Construction of a new aircraft maintenance hangar .
