<br /> -18- <br /> Commission and Planning Commission <br /> hearings may be provided to owners <br /> of real property lying within two <br /> hundred (200) feet or five hundred <br /> (500) feet, if applicable, of the <br /> property on which the PDD <br /> classification is proposed. <br /> 404. Development Plan <br /> 1. The Development Plan shall include both <br /> documentation required by this ordinance <br /> and a site layout of the entire PDD <br /> area. The applicant shall submit one <br /> ( 1) reproducible or twenty-five (25) <br /> non-reproducible copies of the <br /> Development Plan on a scale of one inch <br /> to two hundred feet (1" = 200 I ) . <br /> 2. The site layout shall contain the same <br /> information as shown on the <br /> environmental impact statement map as <br /> required in Appendix C, Article V, <br /> Section D.4, and shall include : <br /> A. Proposed land uses (including <br /> bufferyards) by location, type, <br /> density, and size. <br /> B. Existing and proposed circulation <br /> system of arterial, collector, and <br /> residential streets. <br /> c. Adjacent land uses to include <br /> streets and zoning classifications <br /> (if applicable). <br /> D. Proposed lots. <br /> This information may be shown on <br /> separate maps. <br /> 3. Written documents shall include: <br /> A. Name and address of the applicant <br /> and owner, if different from the <br /> applicant. <br /> B. Description of the intended <br /> character of the PDD. <br /> C. Quantitative data for the <br /> following: <br /> (1) Total area within the PDD <br /> ( 2) Area designated for <br /> non-residential uses <br /> (3) Area within the flood plain <br /> (4) Area within the San Marcos <br /> River Corridor <br /> ( 5) Residential area <br /> (6) Total base density entitlement <br />
