<br /> -21- <br /> C. An increase in the intensity of use <br /> along the perimeter of a PDD. <br /> D. A change in the location or <br /> increase in the area of <br /> non-residential uses. <br /> 2. Major Changes. Substantial alterations <br /> shall be resubmitted for consideration <br /> by the Planning commission or Council <br /> following the same procedure required in <br /> the original adoption of the plan. <br /> Changes in the density allowance caused <br /> by an addition or deletion to the area <br /> of a partially developed PDD shall apply <br /> to the entire PDD and not only to the <br /> remaining undeveloped portion. <br /> COMMENTARY: Major changes to a <br /> Development Plan include any alterations <br /> which are determined as such by the <br /> Director of Planning as well as those <br /> which would cause any of the conditions <br /> enumerated in §407-1. <br /> 408. Platting <br /> A. The property proposed for PDD shall <br /> be platted as required by the most <br /> current subdivision regulations as <br /> modified within this ordinance. <br /> The designation "Planned <br /> Development District" shall be <br /> prominently indicated on each <br /> subdivision plat. As platting <br /> requirements will be dictated by <br /> the proposed Development Plan, the <br /> plan must be approved prior to or <br /> simultaneously with the approval of <br /> the preliminary plat. <br /> For PDDs outside of the City <br /> limits, the applicant shall provide <br /> the City with two copies of deed <br /> restrictions limiting the density <br /> and non-residential acreage of each <br /> plat to the maximum allowed by the <br /> approved Development Plan. These <br /> deed restrictions after approval <br /> shall be recorded with the approved <br /> subdivision plat. <br /> B. Expedited Processing. The PDD <br /> applicant may submit a preliminary <br /> plat, subdivison Master Plan, and <br /> PDD Development Plan to the <br /> Planning Commission for its review <br /> at one meeting. This meeting may, <br /> at the applicant's request be a <br /> meeting of the Planning and Zoning <br /> commission at which meeting the <br /> Zoning commission may reVlew the <br /> PDD's zoning. <br />
