<br /> -6- <br /> 203. Density <br /> 1. The base density for a PDD district is <br /> six (6) dwelling units per residential <br /> acre (6 du/acre). Bonuses may be earned <br /> to increase the allowable density above <br /> the base. For purpose of determining <br /> residential acreage, mixed use <br /> structures in which residential uses <br /> comprise fifty (50) percent or more of <br /> the total mixed use area may be <br /> considered as residential uses. <br /> 2. Residential acreage shall be determined <br /> by subtracting the following from the <br /> total area within the PDD: <br /> A. Areas designated for school, <br /> church, and other non-residential <br /> uses (including attendant parking). <br /> B. The floodplain as defined in <br /> Chapter 5, Article III, Flood <br /> Damage Prevention, of the City <br /> Code, and as verified by the <br /> Director of Environment and <br /> Engineering. <br /> 3. Density allowances for reclaimed land <br /> within the floodplain will be granted <br /> upon approval with proper submission of <br /> drainage, building and engineering <br /> criteria for a building and floodplain <br /> permit, as required by applicable <br /> federal, state, and city law and <br /> approved by the Director of Environment <br /> and Engineering. <br /> 204. Height and Area Requirements <br /> 1. Height. The height limitation for <br /> structures is twenty-five (25) feet. <br /> Structures may exceed this limitation <br /> provided they are set back a minimum of <br /> twenty-five (25) feet from the nearest <br /> residential use or adjacent lot not a <br /> part of the PDD in which the structure <br /> is located plus one (1) additional foot <br /> for each two (2) feet of height in <br /> excess of the twenty-five (25) feet. <br /> The required setback distance may <br /> include areas used for bufferyards. <br /> 2. Internal Separation. The minimum <br /> distance between structures at any point <br /> shall be ten (10) feet. There are no <br /> minimum front, side, or rear setback <br /> requirements except for: <br /> A. Street intersections where no <br /> structure shall be placed within <br /> the triangular area formed by <br /> intersecting street lines and a <br /> straight line connecting such <br /> street lines at points twenty-five <br /> (25) feet from the point of <br /> intersection, measured along the <br /> face of the curbs of such street <br /> lines; and <br /> B. Non-residential uses for which the <br /> following requirements apply: <br />
