-6-
203. Density
1. The base density for a PDD district is
six (6) dwelling units per residential
acre (6 du/acre). Bonuses may be earned
to increase the allowable density above
the base. For purpose of determining
residential acreage, mixed use
structures in which residential uses
comprise fifty (50) percent or more of
the total mixed use area may be
considered as residential uses.
2. Residential acreage shall be determined
by subtracting the following from the
total area within the PDD:
A. Areas designated for school,
church, and other non-residential
uses (including attendant parking).
B. The floodplain as defined in
Chapter 5, Article III, Flood
Damage Prevention, of the City
Code, and as verified by the
Director of Environment and
Engineering.
3. Density allowances for reclaimed land
within the floodplain will be granted
upon approval with proper submission of
drainage, building and engineering
criteria for a building and floodplain
permit, as required by applicable
federal, state, and city law and
approved by the Director of Environment
and Engineering.
204. Height and Area Requirements
1. Height. The height limitation for
structures is twenty-five (25) feet.
Structures may exceed this limitation
provided they are set back a minimum of
twenty-five (25) feet from the nearest
residential use or adjacent lot not a
part of the PDD in which the structure
is located plus one (1) additional foot
for each two (2) feet of height in
excess of the twenty-five (25) feet.
The required setback distance may
include areas used for bufferyards.
2. Internal Separation. The minimum
distance between structures at any point
shall be ten (10) feet. There are no
minimum front, side, or rear setback
requirements except for:
A. Street intersections where no
structure shall be placed within
the triangular area formed by
intersecting street lines and a
straight line connecting such
street lines at points twenty-five
(25) feet from the point of
intersection, measured along the
face of the curbs of such street
lines; and
B. Non-residential uses for which the
following requirements apply:
