<br /> -7- <br /> STREET SIDE (each) REAR <br /> 25 ft 0 ft.* 0 ft. * <br /> *When abutting a residential structure, <br /> the minimum distance shall be <br /> twenty-five (25) feet. <br /> COMMENTARY: A structure may consist of <br /> one or more dwelling units. <br /> 3. Perimeter Setback Requirements. All <br /> structures located on a PDD perimeter <br /> where a bufferyard is not required by <br /> Section 3 shall be located in such a way <br /> that front, side or rear yard setbacks <br /> on the perimeter of the development <br /> shall not be less than that required by <br /> the general zoning ordinance for the <br /> district(s) which the PDD abuts. <br /> COMMENTARY: This subsection requires <br /> that all perimeter structures within a <br /> PDD comply with the setback requirements <br /> of the abutting zoning district except <br /> when a perimeter bufferyard is required <br /> by Section 300 of this ordinance. <br /> 4. Area. An individual lot for each <br /> structure is not required, but <br /> individual lots may be provided at the <br /> developer's option. There is no minimum <br /> area requirement for lots and lot <br /> boundaries may coincide with structure <br /> boundaries if desired. If individual <br /> lots are provided, there shall be no <br /> requirement that an individual lot front <br /> on a street. However, lots which do not <br /> front on a street shall have permanent <br /> pedestrian and/or vehicular access to a <br /> public street. Access to a public <br /> street may be via private streets <br /> approved as part of the PDD Development <br /> Plan. If vehicular access is not <br /> provided, parking shall be available <br /> within a convenient distance of each <br /> lot. <br /> COMMENTARY: For maximum design <br /> flexibility, no minimum lot area is <br /> specified; however, lot size and shape <br /> shall be evaluated in the context of <br /> accommodating the natural features of <br /> the site, a coordinated relationship <br /> among lots and the use of public or <br /> common open space. A convenient <br /> distance for parking shall usually not <br /> exceed 200 feet as measured by the <br /> normal path of pedestrian travel. In <br /> certain situations involving unusual <br /> design, terrain, or siting, a greater <br /> distance may be permitted by the <br /> Planning Commission when reviewing a <br /> plat, and the Council when reviewing the <br /> site plan for the zoning district. <br /> 5. Firewalls. All structures shall comply <br /> wi th the firewall requirements set forth <br /> in the building code of the City of San <br /> Marcos. <br />
