-3- WHEREAS, said 20.48 acres, more or less, are contiguous and adjacent to the current boundaries of the City of San Marcos, Texas; now, therefore, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: SECTION 1. That the following described property, being 20.48 acres, more or less, adjoining the existing city limits of the City of San Marcos, Texas, out of the J.M. Veramendi Survey No. One ( 1 ), Hays County, Texas, being a portion of that tract described as 195.677 acres in a Deed of Trust from Dr. Bryan Wildenthal to Jim R. Smith dated July 13, 1981, and recorded in Volume 272, Page 409 of the Hays County Deed Records, and being more particularly described as follows: BEGINNING at an 3/4" iron pipe found at the north corner of the aforereferenced Smith tract, the east corner of that tract described as 70.58 acres in a deed from the State of Texas to San Marcos Consolidated Independent School District dated February 21, 1957 and recorded in Volume 170, Page 159 of the Hays County Deed Record s, in the southwest line of the 80' right-of-way known as F.M. Highway No. 621, for the north corner of this tract; THENCE leaving the PLACE OF BEGINNING as shown on plat #21738-84-b prepared for San Marcos Consolidated Independent School District by Byrn & Associates of San Marcos, Texas, with the common lines of the Smith tract and F.M. Highway No. 621 the following two courses; 1. S39°09'26"E 289.12 feet to a concrete highway monument at engineers station no. P.C. 35+63.2, as shown on highway strip map control #987 Section 3, Job 1, 2. with a right breaking curve, having the following characteristics: Delta=11°16'30", Radius=1105.91 feet, Arc=217.63 feet, and a chord bearing S33°36'26"E 217.28 feet to an 1/2" iron rod set for the east corner of this tract, from which a concrete highway monument at engineers station PT 39+43.2 bears S24°04'19"E 149.40 feet; THENCE leaving F.M. Highway No. 621 and crossing the Smith tract S43°40'16"W 1734.40 feet to an 1/2" iron rod set in the common line of the Smith tract and that tract described as 58.94 acres in a partition deed of the estate of Mrs. Carrie Crawford dated December 23, 1944 and recorded in Volume 131, Page 195 of the Hays County Deed Records, for the south corner of this tract, pass at approximately 1707' an overhead power transmission line; THENCE with the common line of the Smith tract and the Crawford partition 58.94 acre tract N40o18'07"W 507.16 feet to an 3/4" iron pipe found for the west corner of the Smith tract, the north corner of the Crawford partition tract, the south corner of the San Marcos Consolidated Independent School District tract, and the west corner of this tract, pass at approximately 10' an overhead power transmission line;
