<br /> -3- <br /> WHEREAS, said 20.48 acres, more or less, are contiguous and <br /> adjacent to the current boundaries of the City of San Marcos, <br /> Texas; now, therefore, <br /> BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br /> TEXAS: <br /> SECTION 1. That the following described property, being <br /> 20.48 acres, more or less, adjoining the existing city limits of <br /> the City of San Marcos, Texas, out of the J.M. Veramendi Survey <br /> No. One ( 1 ), Hays County, Texas, being a portion of that tract <br /> described as 195.677 acres in a Deed of Trust from Dr. Bryan <br /> Wildenthal to Jim R. Smith dated July 13, 1981, and recorded in <br /> Volume 272, Page 409 of the Hays County Deed Records, and being <br /> more particularly described as follows: <br /> BEGINNING at an 3/4" iron pipe found at the <br /> north corner of the aforereferenced Smith <br /> tract, the east corner of that tract described <br /> as 70.58 acres in a deed from the State of <br /> Texas to San Marcos Consolidated Independent <br /> School District dated February 21, 1957 and <br /> recorded in Volume 170, Page 159 of the Hays <br /> County Deed Record s, in the southwest line of <br /> the 80' right-of-way known as F.M. Highway No. <br /> 621, for the north corner of this tract; <br /> THENCE leaving the PLACE OF BEGINNING as shown <br /> on plat #21738-84-b prepared for San Marcos <br /> Consolidated Independent School District by <br /> Byrn & Associates of San Marcos, Texas, with <br /> the common lines of the Smith tract and F.M. <br /> Highway No. 621 the following two courses; <br /> 1. S39°09'26"E 289.12 feet to a concrete <br /> highway monument at engineers station <br /> no. P.C. 35+63.2, as shown on highway <br /> strip map control #987 Section 3, Job <br /> 1, <br /> 2. with a right breaking curve, having <br /> the following characteristics: <br /> Delta=11°16'30", Radius=1105.91 feet, <br /> Arc=217.63 feet, and a chord bearing <br /> S33°36'26"E 217.28 feet to an 1/2" <br /> iron rod set for the east corner of <br /> this tract, from which a concrete <br /> highway monument at engineers station <br /> PT 39+43.2 bears S24°04'19"E 149.40 <br /> feet; <br /> THENCE leaving F.M. Highway No. 621 and <br /> crossing the Smith tract S43°40'16"W 1734.40 <br /> feet to an 1/2" iron rod set in the common <br /> line of the Smith tract and that tract <br /> described as 58.94 acres in a partition deed <br /> of the estate of Mrs. Carrie Crawford dated <br /> December 23, 1944 and recorded in Volume 131, <br /> Page 195 of the Hays County Deed Records, for <br /> the south corner of this tract, pass at <br /> approximately 1707' an overhead power <br /> transmission line; <br /> THENCE with the common line of the Smith tract <br /> and the Crawford partition 58.94 acre tract <br /> N40o18'07"W 507.16 feet to an 3/4" iron pipe <br /> found for the west corner of the Smith tract, <br /> the north corner of the Crawford partition <br /> tract, the south corner of the San Marcos <br /> Consolidated Independent School District <br /> tract, and the west corner of this tract, pass <br /> at approximately 10' an overhead power <br /> transmission line; <br />
