<br /> -52- <br /> c. There shall be no more than one additional <br /> unrelated employee other than inunediate <br /> members of the family working on the premises. <br /> d. There shall be no outside storage of materials <br /> or products. <br /> e. The permitted use shall not create frequent <br /> or heavy traffic, greater than ten (10) per <br /> cent of the average load per hour, per street. <br /> 2. Mobile homes or portable buildings: <br /> a. The mobile home or portable building <br /> must be located in such a manner as to <br /> have access to public right-of-way <br /> within two hundred (200) feet. <br /> b. The mobile home must be connected to an <br /> approved water distribution and sewage <br /> disposal system. Portable buildings, if <br /> approved for occupancy, must have an <br /> approved water distribution and sewage <br /> disposal system available for its use. <br /> c. There must be a provision for garbage and <br /> trash collection and disposal. <br /> d. The mobile home must be tied down and <br /> meet all other applicable provisions of <br /> the mobile home parks ordinance. <br /> e. Portable building requirements shall not <br /> include portable buildings used for <br /> storage purposes only, and meeting the <br /> setbacks required in adopted city ordinances. <br /> 3. All bars, cocktail lounges, taverns, cantinas, <br /> saloons, dancehalls, discotheques, discos, <br /> nightclubs or similar establishments must meet <br /> the requirements of all ordinances adopted by <br /> the City of San Marcos governing their usage. <br /> 4. No form of pollution shall emanate beyond the <br /> immediate property line of the permitted use. <br /> 5. The zoning commission may impose additional <br /> reasonable restrictions or conditions to carry <br /> out the spirit and intent of this ordinance and <br /> to mitigate adverse effects of the proposed <br /> use. These requirements may include, but are <br /> not limited to, increased open space, loading <br /> and parking requirements, suitable landscaping, <br /> and additional improvements such as curbing <br /> and sidewalks. <br /> Section 36. Area requirements. <br /> A. Minimum lot area: The gross area of the lot <br /> includes internal sidewalks, recreation areas, floor <br /> space, parking area, open space, utility easements, <br /> public right-of-way street easements, and alley ease- <br /> ments. <br /> B. Where a minimum size is not specified, the <br /> intention of this ordinance is that each lot shall <br /> be of sufficient size and dimension and have adequate <br /> access to a public right-of-way and utilities for <br /> its intended use after complying with the requirements <br /> set forth in this and other applicable ordinances <br /> and shall be compatible with those uses around it. <br />
