<br /> -53- <br /> C. Unenclosed carports may be built within five <br /> ( 5) feet of the rear property line when using an <br /> alley for access. <br /> D. Only one primary residential structure may <br /> be erected on a single-family or duplex lot; and <br /> no more than one single-family residential structure <br /> may be erected on a Multi-family lot, if that is <br /> the only usage. <br /> E. The city council has the power to pass an <br /> ordinance establishing a setback line greater than <br /> in the area requirements listed in each district, <br /> where exceptional conditions so require. One <br /> specific condition allowing for greater setback <br /> requirement would be along proposed and existing <br /> thoroughfares as designated in the adopted thorough- <br /> fare plan. <br /> F. Where a townhouse is not separated from an <br /> adjacent structure by a firewall, the setback from <br /> each side lot line shall be seven and one-half <br /> (7 1/2) feet on each side. Side yard setback on <br /> corner lots shall be fifteen (15) feet. <br /> G. On double frontage lots, the required front <br /> yard setback shall be provided on both streets. <br /> H. The ordinary projections of roof overhangs, <br /> including eaves, cornices, gutters and downspouts, <br /> may project beyond a required setback line a <br /> distance of up to thirty-six (36) inches. At no <br /> time however, may such a projection extend to within <br /> five ( 5) feet of any lot line. <br /> I. An accessory building not exceeding twenty (20) <br /> feet in height may occupy no more than the percentage <br /> coverage of the required rear yard specified within <br /> the district requirements. An accessory building, <br /> however, shall be no closer than ten (10) feet to <br /> the main building, and no closer than five (5) feet <br /> to the side or rear lot line and no closer than <br /> fifteen (15) feet to a street side lot line. <br /> J. Fences or shrubbery in residential zoning <br /> districts in the front or side street setback line <br /> shall not obstruct the view of motorists traveling <br /> on said streets, shall not inhibit nor interfere <br /> with the safe movement of vehicular traffic and in no <br /> event shall exceed four ( 4) feet in height. <br /> Section 37. Off-street parking. <br /> In all districts there shall be provided at the time <br /> any building or structure is erected or structurally <br /> altered off-street parking spaces in accordance with <br /> the following requirements and provided further that <br /> no off-street parking need be provided for any of <br /> these uses when they are located in the Central <br /> Business Area, being all land structures bounded by <br /> Comal Street on the south from its intersection with <br /> the alleyway between Guadalupe and Fredericksburg <br /> Streets to the alleyway between Austin and Edward Gary <br /> Streets; the alleyway on the east lying between Austin <br /> Street and Edward Gary Street from the intersection <br /> from Comal Street to its intersection with Colorado <br /> Street; Colorado Street on the north from the alleyway <br /> lying between Austin and Edward Gary Streets to <br /> Fredericksburg Street; Fredericksburg Street on the <br /> west from Colorado Street to the north property line <br /> of Lot 8, Block 12 extended, then eastwardly along the <br /> north property line of Lot 8, Block 12 to its intersection <br /> with the alleyway lying between Guadalupe and Fredericksburg <br /> Streets, thence along the alleyway between Fredericksburg <br /> Street and Guadalupe Street from its intersection with <br />
