-3- the inception of such policy by the lnsurance company. The minimum limits of any insurance coverage required herein shall not limit Lessee's liability under Part VII of this Agreement. VII. Lessee agrees to indemnify and hold harmless Lessor from all damages, claims, losses, demands, suits, judgments, costs, including reasonable attorney's fees, and expenses arising out of or resulting from the use of the demised premises for an auction of heavy equip- ment by Miller & Miller Auctioneers of Fort Worth, Texas, provided that any such claim is caused in whole or in part by any negligent act or omission of Lessee, regardless of whether it lS caused in part by Lessor. Said indemnification shall occur whenever said negligent act or omission is that of Lessee, anyone directly or indirectly employed by Lessee or anyone for whose acts Lessee may be liable. Lessee shall defend Lessor in any litigation in connection with the use of said demised premises for an auction of heavy equipment by Miller & Miller Auctioneers of Fort Worth, Texas. VIII. Lessee shall have sole responsibility for control of crowds present on said property during the period of time described in Part II of this Agreement. Said property shall be restored at the end of the period of use to its condition immediately prior to the starting date of the lease period. Lessee shall gather and dispose of litter and trash in connection with its operations located on the property. Lessee shall take sufficient security measures to safeguard the premises from theft and/or vandalism. Lessee shall provide and put in place rope and stanchions which will effectively identify said demised premises and will warn members of the public using Airport of the use being made of said demised premises. Such placement shall be subject to approval of Lessor. Plans for placement shall be submitted by August 16, 1984.
