<br />13. WAIVER OF LIABILITY
<br />
<br />It is further agreed that each party does hereby waive and release
<br />any and all claims, demands, and causes of action which such party
<br />might otherwise have against the other for damage to or loss of any
<br />part of the premises or of any adjoining premises, belonging to LESSOR,
<br />or any of the contents and leasehold improvements therein belonging to
<br />LESSEE, and arising from perils ordinarily insured against under
<br />standard fire and extended coverage insurance policies issued lD the
<br />State where the premises are located, whether such damage or loss is
<br />occasioned by the negligence of the parties, their agents, servants and
<br />employees, or otherwise; and that all policies of insurance written to
<br />insure such buildings, improvements and personalty and whereby the
<br />insurance carriers issuing the same shall acknowledge that the insured
<br />has so waived and released its right of recovery against the other
<br />party hereto and shall waive the right of subrogation which such
<br />carrier might otherwise have had against such other party, all without
<br />impairment or invalidation of such insurance.

<br />14. REMOVAL
<br />
<br />The LESSEE shall have the right to remove any and all furniture,
<br />fixtures, and equipment it may have installed on or in the premises,
<br />providing the LESSEE shall restore any structural damage to the
<br />building as the result of such removal, usual wear and tear excepted.
<br />
<br />15. ENTRY
<br />
<br />The LESSOR shall have the right to enter the premises at any
<br />reasonable time for the purpose of inspecting the same, or for the
<br />purpose of doing anything that may be required under this lease, or for
<br />the purpose of doing anything LESSEE may be required to do and shall
<br />fail to do. "Reasonable Time" shall be construed to mean during normal
<br />business hours, except in emergencies. In the event it is reasonably
<br />necessary for the LESSOR to make any repairs to the premises that the
<br />LESSEE lS responsible for, but which the LESSEE has failed to make,
<br />LESSEE shall reimburse the LESSOR for the cost thereof on demand, and
<br />the LESSOR shall not be responsible to the LESSEE for any loss or
<br />damage that the LESSEE may suffer from such repairs, provided that such
<br />loss or damage is reasonable under the circŒmstances.
<br />
<br />16. MAINTENANCE OF BUILDING
<br />
<br />LESSOR shall, at LESSOR'S expense, keep said leased premises and
<br />appurtenances, including but not limited to, all exterior walls and
<br />surfaces and the painting thereof, exterior doors, roof, foundation,
<br />plate glass, downspouts, sewers, electrical services, plumbing to the
<br />building, parking and service areas, in a condition of thorough repair
<br />and good order during the entire term of this lease and shall make all
<br />necessary exterior and structural repairs for all portions of the
<br />premises not made necessary by the fault of LESSEE. LESSEE shall keep
<br />and maintain the interior of said premises in a condition of thorough
<br />repair and good order, including but not limited to, all interior
<br />surfaces and the painting thereof; however, LESSOR shall maintain and
<br />repair structurally the interior of the leased premises unless such
<br />structural maintenance and repairs are made necessary by the negligent
<br />act or acts of LESSEE. All heating, ventilating and air-conditioning
<br />equipment serving the leased premises shall be kept in good working
<br />order by the LESSOR; however, LESSEE shall be responsible for the
<br />cleaning and changing of air-conditioning filters and fo~ repairs to
<br />the heating, ventilating and air-conditioning equipment serving the
<br />leased premises if, and only if, such repairs are made necessary by the
<br />negligent act or acts of LESSEE. LESSOR shall make any and all repairs
<br />made necessary by latent defects. LESSOR shall make all necessary
<br />repairs to all wires, pipes, conduits and other equipment or facilities
<br />for supplying heat, air conditioning, light power, hot and cold water
<br />services to the premises, all drainage and waste pipes or facilities
<br />leading from the premises, and those portions of utility lines
<br />supplying said premises which are located outside premises unless such
<br />utility lines are maintained or repaired by utility companies.
