<br />Section 6.3. Displays and Advertisements. Tenant shall maintain display windows in a neat, attractive
<br />condition with no posters, banners, signs of any nature fixed to window glass
<br />Tenant shall include the address and identity of its business activities in the Demised Premises in all advertisements
<br />made by Tenant in which the address and identity of any similar local business activity of Tenant is mentioned.
<br />
<br />Section 6.4. Compliance with Laws. Tenant shall procure at its sole expense any permits and licenses required
<br />for the transaction of business in the Demised Premises and shall comply with all laws, ordinances, regulations and
<br />orders now in effect or hereafter enacted or passed during the term of this Lease insofar as the Demised Premises
<br />and any signs of Tenant are concerned, and shall make at Tenant's own cost and expense all repairs, additions and
<br />alterations to the Demised Premises ordered or required by any governmental authorities, whether in order to meet
<br />the special needs of Tenant, or by reason of the occupancy of Tenant, or otherwise.

<br />ARTICLE VII.
<br />
<br />Section 7.1. Landlord's Repairs. Landlord shall keep the exterior walls (except plate glass; windows, doors,
<br />door closure devices and other exterior openings; window and door frames, molding, locks and hardware; special
<br />store fronts; lighting, heating, air conditioning, plumbing and other electrical, mechanical and electromotive
<br />installations, equipment and fixtures, signs, placards, decorations or advertising media of any type; floor or wall
<br />covering of any type; and interior painting or other treatment of exterior walls) and the structural integrity ofthe roof
<br />of the Demised Premises in good repair. Landlord, however, shall not be required to make any repairs occasioned by
<br />the act or negligence of Tenant, its agents, employees, Subtenants, invitees, customers, licensees and
<br />concessionaires; and the provisions ofthis Section 7.1 are expressly recognized to be subject to the provisions of
<br />Article XV and Article XVI ofthis Lease. In the event that the Demised Premises should become in need ofrepairs
<br />required to be made by the Landlord hereunder, Tenant shall give immediate written notice thereofto Landlord; and
<br />Landlord shall not be responsible in any way for failure to make any such repairs until a reasonable time shall have
<br />elapsed after receipt by Landlord of such written notice. Except as provided in this Section 7.1, Landlord shall not
<br />be obligated to make repairs, replacements or improvements of any kind upon the Demised Premises or to any
<br />equipment, merchandise, stock in trade, facilities or fixtures therein, all of which shall be Tenant's responsibility.

<br />Section 7.2. Tenant's Repairs. Tenant shall keep the Demised Premises in good, clean and habitable condition
<br />and shall, at its sole cost and expense, keep the premises free of insects, rodents, vermin and other pests and make all
<br />needed repairs and replacements, including replacement of cracked or broken glass, except for repairs and
<br />replacements required to be made by Landlord under the provisions of Section 7.1, Article X and Article XV.
<br />Without limiting any other provisions herein contained, it is understood that Tenant's responsibilities hereunder
<br />include the repair and replacement of all lighting, heating, air conditioning, plumbing and other electrical,
<br />mechanical and electromotive installations, equipment and fixtures and all utility repairs in ducts, conduits, pipes
<br />and wiring, and any sewer stoppage located in, under and above the Demised Premises.
<br />
<br />If any repairs required to be made by Tenant hereunder are not made within ten (10) days after written notice
<br />delivered to Tenant by Landlord, Landlord may at its option make such repairs without liability to Tenant for any
<br />loss or damage which may result to its stock or business by reason of such repairs; and Tenant shall pay to Landlord
<br />upon demand, as additional rent hereunder, the cost of such repairs plus interest at the rate and in the manner
<br />hereinafter specified in Section 24.13.
