<br /> 14. Indemnity. Lessee does hereby covenant and agree to <br /> defend, indemnify and save harmless Lessor from all damages, <br /> claims, losses, demands, suits, judgments, costs including <br /> reasonable attorney's fees and expenses arising out of the use <br /> of said demised premises by Lessee, its agents or employees or <br /> anyone for whose acts Lessee may be liable for the provision of <br /> services and assistance to victims of family violence and/or victims <br /> of sexual assault and the provision of education for the community <br /> and agencies concerning family violence, sexual assault and the <br /> services available from Lessee. Said indemnification shall occur <br /> whenever said damages, claims, losses, demands, suits, judgments, <br /> costs including reasonable attorney's fees and expenses are <br /> caused in whole or in part by any negligent act or omission <br /> of Lessee, Lessee's agents, employees or anyone for whose acts <br /> Lessee may be liable. <br /> 15. Liability. Lessee agrees to maintain and keep in force <br /> beginning on the date Lessee takes possession of the premises <br /> and continuing during the term of this lease, public liability <br /> and property damage insurance in the minimum limits of One Hun- <br /> dred Thousand Dollars ($lOO,OOO) per person and Three Hundred <br /> Thousand Dollars ($300,000) for any single occurrence for bodily <br /> injury or death and One Hundred Thousand Dollars ($100,000) for <br /> any single occurrence for injury to or destruction of property. <br /> Any policy procured by Lessee under the requirements of this <br /> lease shall name Lessor as co-insured and shall contain the <br /> endorsement that such insurance may not be cancelled or amended <br /> with respect to Lessee without ten (10) days written notice by <br /> certified mail, return receipt requested, to Lessor by the in- <br /> surance company. A copy of any policy procured by Lessee under <br /> the requirements of this lease shall be delivered to Lessor <br /> within ten (10) days of the inception of such policy by the <br /> insurance company. The minimum limits of any insurance coverage <br /> herein required shall not limit Lessee's liability under the <br /> preceding section. <br /> - 6 - <br />
