<br /> date of termination. <br /> Lessor has the right to terminate this lease thirty (30) <br /> days after Lessee ceases use of said demised premises for the <br /> provision of services and assistance to victims of family vio- <br /> lence and/or victims of sexual assault and/or for the provi- <br /> sion of education for the community and/or agencies concerning <br /> family violence, sexual assault and the services available <br /> from Lessee, provided, however, if Lessor elects to terminate <br /> said lease, Lessor shall at the expiration of thirty (30) days <br /> from the date the Lessee ceased using the demised premises for <br /> the stated purpose, give Lessee ten (10) days written notice <br /> that Lessor so intends to terminate this lease because of the <br /> cessation of the use of the demised premises for said purposes <br /> of Lessee and provided further, that Lessee fails and refuses <br /> to begin use of said demised premises for said purposes within <br /> ten (10) days of receipt of said notice of intent by Lessor to <br /> so terminate this lease. Either party may terminate this lease <br /> pursuant to the provisions of paragraph 10. <br /> 20. Default. In the event Lessee shall be in default <br /> in the performance of any of the terms or conditions herein <br /> agreed to be kept and performed by Lessee, or in the event <br /> any structure or improvement on said demised premises is declared <br /> by Lessor to be structurally unsound, Lessor shall give Lessee <br /> thirty (30) days written notice of said default or structural <br /> unsoundness. If Lessee shall fail or refuse to correct said <br /> default or structural unsoundness within thirty (30) days of <br /> receipt of said notice, then, and in that event, Lessor may <br /> terminate and end this lease as of ninety (90) days from the <br /> date of the notice to Lessee. <br /> 21. Waiver. No waiver of any breach of anyone or more <br /> of the conditions or covenants of this lease by Lessor or Les- <br /> see shall be deemed to imply or constitute a waiver of any suc- <br /> ceeding or other breach hereunder. <br /> - $ - <br />
