<br /> -2- <br /> provisions hereof shall apply to such extended term; provided, <br /> however, the consideration to be paid City for the demised <br /> premises shall be adjusted to conform to other rentals being <br /> charged at Airport. <br /> III. <br /> Total area of lease, as described in Exhibit A, shall <br /> be 25,997.39 square feet. Rental for said demised premises <br /> shall be five cents (.05<:) per square foot per year. Payment <br /> shall be made in advance to the Finance Department, City of <br /> San Marcos, Texas, 630 E. Hopkins, San Marcos, Texas 78666. <br /> IV. <br /> Lessor and Lessee hereby agree that no structures, improvements <br /> or fixtures of any kind are to be constructed or placed on said <br /> demised premises without the express written approval of the San <br /> Marcos Airport Commission. Said approval shall be attached to and <br /> shall become a part of this Agreement. <br /> V. <br /> Lessee shall be responsible for all upkeep of the demised <br /> premises. Lessee shall at all times keep said premises free of <br /> all debris, grass, weeds, rubbish, brush and all other unsightly <br /> or unsanitary matter. Maintenance, repairs and upkeep of all <br /> utility lines and connections upon the demised premises shall <br /> be the responsibility of Lessee. Lessee agrees to bear the costs <br /> of installation of any additional utility lines or connections. <br /> Lessee shall pay any and all utility bills for service to the <br /> demised premises. <br /> VI. <br /> All covenants, terms and conditions of this Agreement of <br /> Lease must be approved by the Federal Aviation Administration <br /> before the effective date of the lease. <br /> VII. <br /> During the term of this Agreement of Lease, Lessor agrees <br /> Lessee shall have unrestricted access to the runways, taxiways <br /> and ramps now in existence at said Airport to the same extent <br />
