<br /> SECTION 1. That the following described property 78.23
<br /> acres of land out of the J.M. Veramendi League No. 1, Hays County,
<br /> Texas, same being a portion of that 79.10 acre tract of land con-
<br /> veyed to W.P. Donalson, Jr., by W.P. Donalson, Sr., by deed dated
<br /> January 18, 1956 and recorded in Volume 167, page 87, Hays County
<br /> Deed Records and being more particularly described by metes and
<br /> bounds as follows, to-wit:
<br /> BEGINNING at an iron stake set under fence on
<br /> the Northeast line of the said Donalson tract,
<br /> at its intersection with the Southeast line of
<br /> R.M. Highway No. 2439, for the North corner of
<br /> the tract herein described, and from which an
<br /> iron stake found at the base of a corner fence
<br /> post bears N 45° 16' W, 2.25 feet;
<br /> THENCE, leaving the said R.M. Highway No. 2439,
<br /> with fence the Northeast line of the said Donalson
<br /> tract, the following courses numbered (l) through
<br /> (4):
<br /> (1) S 43° 26' E, 191.15 feet to a fence
<br /> post;
<br /> (2) S 45° 17' E, 858.63 feet to a fence
<br /> post;
<br /> (3) S 45° 33' E, 620.78 feet to a fence
<br /> post;
<br /> (4) S 46° 22' E, at 423.67 feet passing the
<br /> Northwest line of a 20 foot wide Easement conveyed
<br /> to Southwestern Bell Telephone Co. by W.P. Donalson,
<br /> Jr. by deed dated October 28, 1966, and recorded in
<br /> Volume 214, page 404, Hays County, Deed Records, at
<br /> 442.8 feet passing a corner fence post and continuing
<br /> on in all, 443.67 feet to an iron stake set on the
<br /> Northwest line of a 100 foot wide Missouri and Pacific
<br /> Railroad Right of Way at the East corner of the said
<br /> Donalson tract, for the East corner of the tract herein
<br /> described, same being on the Southeast line of the
<br /> said Southwestern Bell Telephone Co. 20 foot easement;
<br /> THENCE, with the Northwest line of the said Missouri
<br /> and Pacific Railroad Right of Way, the Southeast line
<br /> of the said Southwestern Bell Telephone Co. 20 foot
<br /> Easement, S 47° l3' W, 1668.62 feet to an iron stake
<br /> set under fence at the South corner of the said Donalson
<br /> tract, for the South corner of the tract herein described,
<br /> and from which an iron stake found at the base of a
<br /> corner fence post bears, S 45° 15' E, 1.90 feet;
<br /> THENCE, leaving the said Missouri and Pacific Railroad
<br /> Right of Way, with fence, the Southwest line of the
<br /> said Donalson tract, the following courses numbered (5)
<br /> through (8):
<br /> (5) N 45° 15' W, at 20 feet passing the
<br /> aforementioned Northwest line of the
<br /> said Southwestern Bell Telephone Co.
<br /> 20 foot Easement and continuing on in
<br /> all 877.28 feet to a fence post;
<br /> (6) N 44° 49' W, 543.33 feet to a fence
<br /> post;
<br /> (7) N 45° 13' W, 281. 27 feet to a fence
<br /> post in a rock wall;
<br /> (8) N 45° 57' W, at about 225 feet passing
<br /> a 14 inch Elm tree, leaving the said rock wall and
<br /> continuing on with fence, 252.01 feet to the remains
<br /> of a concrete encasement for a corner fence post on the
<br /> arc of a curve to the right on the aforementioned South-
<br /> east line of the said R.M. Highway No. 2439, for the
<br /> West corner of the tract herein described;
