<br /> Section E(5) (b) (8) <br /> (8) If the subdivider chooses to construct the <br /> required improvements prior to recordation <br /> of final plat, all such construction <br /> shall be inspected while in progress by the <br /> Director of Public Works, and must be approved <br /> upon completion by the Director of Public <br /> Works. A certificate by such officer~stating <br /> that the construction conforms to the specifica- <br /> tions and standards contained in or referred <br /> to herein must be presented to the Planning <br /> Commission prior to recordation of the final <br /> plat. <br /> SECTION 12. That Section F(2) of Article V of Appendix C <br /> of the Code of Ordinances, City of San Marcos, Texas, is hereby <br /> amended to read as follows: <br /> Section F(2) <br /> 2. Purposes of the P.U.D.: In certain instances <br /> the purposes of this ordinance may be achieved <br /> by the development of planned units which do <br /> not conform in all respects with the land use <br /> pattern designated on the zoning map, the dis- <br /> trict regulations prescribed by the zoning <br /> ordinance, or the subdivision requirements of <br /> this ordinance. A planned unit development <br /> (P.U.D.) may include a combination of different <br /> dwelling types and/or a variety of land uses <br /> which creatively complement each other and harmonize <br /> with existing and proposed land uses in the <br /> vicinity. In order to encourage creative develop- <br /> ment of the land, provide locations for well- <br /> planned comprehensive developments, and provide <br /> for a variety in the development pattern of the <br /> City of San Marcos which conforms with the pur- <br /> poses of the master plan, the Planning Commission <br /> is empowered to grant permits for planned unit <br /> developments, subject to review and approval by <br /> the City Council. Technical planning review <br /> of these planned unit developments should be pro- <br /> vided by the Director of Planning. <br /> SECTION 13. That Section F(5) of Article V of Appendix <br /> C of the Code of Ordinances, City of San Marcos, Texas, is <br /> hereby amended to read as follows: <br /> Section F(5) <br /> 5. Permit procedure for P.U.D.: The regulations <br /> prescribed herein shall regulate the procedure <br /> for making application for a permit for a <br /> planned unit development, the public hearing, <br /> the staff investigation and technical report, <br /> the action by the Planning Commission, the <br /> Planning Director, the appeal to or review <br /> by the City Council, and the lapse or revocation <br /> of a permit, and shall regulate new applications <br /> and permits to run with the land, subject to <br /> the following prerequisites. <br /> -5- <br />
