.,,-P 25 AN H 11, <br />4.0 Phasing <br />It is the intention of the Owner to develop the Residential Condominium first, followed <br />by the apartment complex in lot 5C. The Office building in lot 5A will probably be built <br />last. All drainage infiastructure required for the development of Lot 5A will be built <br />when the residential condominium project is built. <br />5.0 Platting. <br />5.1 The 3:1 lot ratio for lots 5A, 5B, 5C will not apply. <br />5.2 Parkland Dedication. Parkland requirements were met by the original <br />subdivision (McKinley Place Section 3) , by which a linear park, the jogging trail, <br />was to be constructed. The number of residents envisioned in this development is <br />lower than the number of residents envisioned in the original subdivision, as <br />shown in the following calculation: <br />Number of persons in orig. subdivision= 24x2.6x15.3 = 955 persons <br />No. of persons this development = 120x2.6 + 6.O1x206x24 = 687 pers. <br />In addition, the maintenance of the jogging trail and the landscaping associated <br />with it will be performed by the Property Owners Association, at no cost to the <br />City. <br />5.3 Maintenance of Storm Drain facilities. When the lot in which this PDD is <br />formed was platted, the main storm drain facilities were constructed in easements <br />dedicated to the City of San Marcos, with the City being responsible for the <br />maintenance of the facilities.
