THE STATE OF TEXAS <br />THE COUNTY OF HAYS <br />KNOW ALL MEN BY THESE PRESENTS: <br />WARRANTY DEED <br />That the City of San Marcos, Texas, a municipal corporation <br />of Hays County, existing by and under authority of the State <br />of Texas, acting through its mayor, Emmie Craddock, duly auth- <br />orized by ordinance enacted on October 29, 1981, hereinafter <br />called "Grantor", for and in consideration of the sum of Thirty <br />Two Thousand, Four Hundred Forty-Nine Dollars ($32,449.00), in <br />hand paid by Reed and Company, a partnership consisting of Rick <br />Reed, of Comal County, Stuart Wright of Hays County, David Carr, <br />of Comal County, and Ronald Wilson, of Hays County, hereinafter <br />called "Grantee", the receipt of which is hereby acknowledged, <br />has GRANTED, SOLD A11D CONVEYED,- and by these presents does <br />GRANT, SELL AND CONVEY, to Grantee 1.20 acres of land out of <br />Block 2 of the Katy Addition to the City of San Marcos, Texas, <br />more particularly described as follows: <br />BEING A PORTION OF LOTS 2, 3 AND 8, BLOCK 2, A POR- <br />TION OF THAT 30 FOOT PRIVATE WAY, AND A PORTION <br />OF THAT TRACT DESIGNATED AS PURGATORY, ALL AS SHOWN <br />BY THE PLAT OF THE KATY ADDITION TO THE CITY OF SAN <br />MARCOS, A SUBDIVISION OF RECORD IN VOLUME 34, PAGE <br />117, HAYS COUNTY DEED RECORDS, AS CONVEYED TO THE <br />CITY OF SAKI MARCOS BY THE URBAN RENEWAL AGENCY OF <br />THE CITY OF SAN MARCOS BY DEED DATED OCTOBER 28, <br />1976, AND RECORDED IN VOLUME 290, PAGE 94, HAYS <br />COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY <br />DESCRIBED BY METES AND BOUNDS AS FOLLOWS, TO-WIT: <br />BEGINNING at an iron stake <br />of McGehee Street, for the <br />corner of the tract herein <br />which an iron stake at the <br />line of the said McGehee S <br />of Cheatham Street, bears, <br />found on the West line <br />most Easterly Southeast <br />described, and from <br />intersection of the West <br />treet with the North line <br />S 09° 37' E, 300.00 feet; <br />THENCE, leaving the said McGehee Street, S 80° 42' <br />W, 160.00 feet to an iron stake found for a fie-entrant <br />corner of the tract herein described; <br />THENCE, S 09° 37-E, at 80.00 feet passing an iron <br />stake found at the Northwest corner of that 0.018 <br />acre tract of land described as Tract 2, conveyed to <br />Johnny Finch and James Donnelley by the City of San
