minimum requirements for a single story wood frame <br />residence containing more than 600 square feet in <br />habitable area shall be as follows: Outside concrete <br />beams shall be minimum. 10" wide and 24" in depth, with <br />two (2) #4 bars top and bottom, and stirrups every six <br />(6) feet; the slab shall be a minimum of 3 5/8" thick <br />with #3 bars 18: on center both ways or 6" x 6" x 6" <br />wire mesh; cross beams shall be placed dividing slab <br />area into minimum of 400 square feet areas; cross beams <br />shall be 10" wide by 16" deep with two (2) #4 bars top <br />and bottom of beam, and stirrups every six (6) feet; <br />top of concrete slab shall be a minimum 6: above finished <br />grade of yard; and if brick, stone or other masonry <br />veneer is placed on residence, add additional #4.bar top <br />and bottom of outside beams. The minimum requirements <br />for a single story wood frame residence containing more <br />than 400 square feet on concrete beams and piers, shall <br />conform to the following requirements: Piers shall be <br />monolithic poured with concrete footing 18" square 6" <br />thick; piers shall be 12" in height, 8" round or square, <br />with one #3 bar in center of pier embedded 3" in footing <br />and extending 8" above top of pier or 2" above sill; <br />piers shall be placed so that no span shall be more than <br />8" feet, 6" between them, and precast concrete pads and <br />block footings will not be allowed on residence over 400 <br />square feet in area. Plates, beams, and sills shall be <br />securely attached to piers, footings, and slabs. <br />b. A two story residential structure shall have two (2) #6 <br />bars top and bottom on outside beams. Beams shall be <br />12" wide by 24" in depth. Cross beams cutting areas to <br />maximum of 400 square feet. Cross beams 10" x 18" with <br />two (2) #4 bars top and bottom. All beam steel to be <br />supported by 3/8 stirrups 6' on center. <br />c. 8" x 8" x 8" concrete block may be used for piers pro- <br />vided they are set on a poured concrete footing 24" <br />square by 6" deep with a #3 rod crossed in the footing. <br />A #3 rod or z" bolt shall be embedded in the footing at <br />the time of pouring and shall extend at least 2" above <br />the sill. All cells of the concrete blocks must be fil- <br />led with grout and all joints mortared. Piers shall be <br />placed so that no spans will be more than 8 feet 6". <br />d. Post tension concrete foundation may be used provided a <br />professional registered engineer designs the proposed <br />installation and affixes his seal thereon. A set of <br />specifications showing positioning of tendons, size of <br />drape and required post tension shall be furnished the <br />city building inspector. <br />e. All slabs over 5,000 square feet shall be designed by <br />a registered architect or engineer. All concrete shall <br />be minimum four (4) sack mix with no more than a 5" <br />slump at time of pouring. There shall be no horizontal <br />construction joints in minimum required beams and slab. <br />Slab shall be poured on compacted fill material. There <br />shall be a vapor barrier over fill or add material to <br />concrete in order to prevent slab sweating. Place all <br />steel in lower section of slab minimum 1z" from bottom. <br />Steel shall be placed on chairs or blocks. Blocks shall <br />be removed as concrete is poured. where steel is spliced <br />lab 12", lap and tie steel at corners. Lap slab steel <br />across beam steel. All beam trenches shall be free of <br />dirt and debris at time of pour. It is to be understood <br />that these requirements are minimums and are not to be <br />construed as sufficient for larger structures or for un- <br />usual site or soil conditions.
