"' 0 T R A\ C E <br />i4&01 <br />2.1.3 PD -NC Neighborhood Commercial <br />The Neighborhood Commercial District encompasses 9.3acres and isestablished tnprovide <br />|nvv intensity office, retail and service facilities for the local neighborhood area. These uses <br />shall becompatible with residential uses inthe neighborhood. ANeighborhood Commercial <br />area within Trace is conveniently located at the intersection of Posey Road and Old Bastrop <br />Highway. It is divided from the residential uses by a 50'wide gas pipeline easement which will <br />belandscaped and screened. Enhanced architectural guidelines for this area are discussed in <br />Section 6.3Commercial. Except asotherwise provided herein, this district will comply with the <br />Neighborhood Commercial (NC) criteria of the City of San Marcos Zoning Regulations. <br />2.14 P0 -CC Community Commercial <br />The Community Commercial District contains a total Of 11.7 acres and is established to provide <br />areas for quality larger general retail establishments and service facilities for the retail sale of <br />goods and services. This district should generally consist of retail nodes located along or at the <br />intersection of major collectors or thoroughfares to accommodate high traffic volumes <br />generated hygeneral retail uses. The location ofthis area allows for the retail businesses to <br />serve not only area residents but community residents as well. Enhanced architectural <br />guidelines for this area are discussed inSection 6.3Commercial. Except asotherwise provided <br />herein, this district will comply with the Community Commercial (CC) criteria of the City of San <br />Marcos Zoning Regulations. <br />2.1.5 PD -GC General Commercial <br />The Employment Center/General Commercial District, containing 44 acres, is intended to <br />provide shovel ready opportunities for prospective companies and employers. These could <br />include limited (light) commercial and service -related establishments; dean manufacturing; <br />corporate headquarters; and office park/office building uses. The commercial uses within this <br />district will have operation characteristics that are generally compatible with the Community <br />Commercial District and the Multi -Family residential areas immediately adjacent to this area. <br />Careful consideration of building heights and screening will apply. Enhanced architectural <br />guidelines for this area are discussed inSection 6.3Commercial. Except asotherwise provided <br />herein, this district will comply with the General [nnnnnencia| (G[) criteria of the City of San <br />Marcos Zoning Regulations. <br />2.1.6 PO+PPublic <br />Trace contains approximately 84 acres of open space and parks. The City of San Marcos has <br />determined that recreational areas in the form of public parks and open spaces are necessary <br />for the enjoyment and well-being of residents of the City. The City has further determined <br />that a reasonable connection exists between the subdivision of residential property and the <br />need for additional parkland to serve new residents of the community.
