<br />1. Project Residential Architectural Design Standards
<br />a. A minimum of 10096 of each residence on a Single Family Residential Estate lot in
<br />accordance with Section 1.04.C.1. excluding dooro, windovws, fascio, thm, hendnui|e,
<br />guardrails, decks, columns, etc., shall be masonry consisting of brick, stone, stucco or a
<br />combination thereof.
<br />b. Aminimum of8OY6nfeach residence nnthe lots identified inSection 1.O4.C.2-1.O4.C.6.
<br />excluding doors, windows, fascia, thm, handroi|o, guordroi|a, denkm, nn|umno, etn., shall

<br />o. The number of primary exterior moheho|m ohoU be limited to three (3) excluding
<br />architectural accent features, roof materials, and windows ordoors.
<br />d. Exterior facades uheU have o variety of earth bona oo|oxa inu|uding, but not limited to,
<br />reds, browns, light tans, natural and warm whites (stark whites shall be prohibited), buffs,
<br />beiges, creams and regionally quarried stone colors.
<br />e. All facades of a building shall be of consistent design and treatment unless the building
<br />facade is not visible from public view.
<br />t The use of window ovvnings, overhangs and shutters is encouraged. yWehsha|o and
<br />colors shall bethe same nrcomplimentary hothe exterior ofthe building.
<br />g. All single family detached dwellings are encouraged to have front porches or porticos.
<br />h. Detached garages are permitted and encouraged.
<br />i. Detached garages with second level dwelling units are permitted provided, however, that
<br />second level dwelling units and the primary structure shall be on a single service meter
<br />and the occupancy restrictions ofthe City's LDC prohibiting occupancy bymore than
<br />more than two unrelated persons will apply.
<br />j. Corner dwelling units shall present a fagade that is consistent in design and architecture
<br />toboth streets.
<br />k. Corner dwelling units are encouraged tohave wrap around porches.
<br />|. Corner lots oho|| have landscaping that isconsistent in design and treatment on both
<br />street frontages.
<br />m. Pnn| and HVAC equipment on comer lots shall be |ouebad on the interior side or near
<br />property line.
<br />n. Trash and waste containers shall be located in an area that is screened from public view.
<br />o. These standards shall apply equally to additions and/or alterations to existing structures
<br />as well as to new structures. All accessory structures shall be constructed in such a
<br />manner ooaoto be compatible in |ook, style and materials anthe primary structures on
<br />the project site.
<br />p. Alternative design standards for all structures may be utilized upon review and approval
<br />bythe Director ofDevelopment Services atthe time ofsite planning. Any decision ofthe
<br />Oivmobzr of Development 8en/inea may be appealed to the Planning and Zoning
<br />Commission.
<br />2. Project Nonresidential Architectural Design Standards
<br />a. All facades shall use one or more of four native limestone colors: Lueders, Cordova
<br />Cream, Sandstone, and Shell Shone, or a similar matching manufactured stone.
<br />Comparable mobaho|s in color, Unieh, dunabi|ih/, and quality may be substituted for the
<br />referenced materials upon review and approval bythe Director ofDevelopment Services,
<br />appealable hothe Planning and Zoning Commission.
<br />b. Architectural faVadeothat clearly define e bame, middle and cap are required. These
<br />materials should be responsive to climate, adjacent context, site orientation and building
<br />usage.
<br />o. All buildings within the Project shall be designed with a high level of detail, with oonafu|
<br />attention to the combination of and interface between materials. Materials chosen shall
<br />be appropriate for the theme and scale of the building, compatible with its location within
<br />the devc|opment, and expressive of the community's desired character and image.
<br />Details and materials shall be consistent unall sides ofbuildings.
<br />d. A minimum of 80% of each bui|dinQ, excluding doom and windowo, shall be masonry
