Section 7.06 Cul -de -Sac Design. Cul -de -Sac's are circular turn-arounds at the end of short, dead end streets. <br />Cul -de -Sacs Design shall conform to Exhibit E-1 and the standards described below. <br />A. Cul -de -Sac Design Standards. <br />1. Landscape areas shall be provided within the circular area of the cul-de-sac to include at least one (1) <br />street tree of between 2" — 4" caliper. <br />2. Cul-de-sacs shall not be more than 450 feet in length unless it is not feasible to design them in any other <br />length. In no case shall the cul-de-sacs be designed more than 500 feet in length unless approved by the <br />City Engineer for specific reasons concerning site constraints such as avoidance of environmentally <br />sensitive areas, topography or engineering design. <br />3. Cul-de-sacs shall have a right-of-way radius of 60 feet. <br />4. Cul-de-sacs shall include sidewalk pedestrian access from the end of cul-de-sac to the next adjoining <br />street. <br />5. Construction of cul-de-sacs shall include proper signage at the entrance to inform drivers that the street <br />is not a through street. <br />Section 7.07 Alleys. In effort to produce more traditional neighborhood design within Cotton Center, alleys <br />shall be required in certain circumstances and provide the opportunity to have rear/alley loaded lots and housing <br />types. <br />A. Alley Requirements and Design Standards. <br />1. Alleys shall be required adjacent to all lots with 40' or less street frontage. <br />2. When present, above ground and underground utilities such as water, sewer and electrical shall be <br />located within alleys. <br />3. Alleys shall comply with Exhibit E-1. <br />Section 7.08 Driveways. In effort to enhance and preserve specific streetscapes, reduce vehicular congestion <br />along primary thoroughfares, and provide for the comfort and safety of pedestrians, driveways will be prohibited <br />at certain locations within Cotton Center. <br />A. All Driveways. <br />1. Driveway access shall be prohibited along 2 -Lane Boulevards that serve as major collectors as shown on <br />Exhibit E-2. <br />2. Where 2 -Lane Boulevards serve as minor collectors or neighborhood roads, driveway access is <br />permitted. <br />Residential driveways shall not exceed eighteen (18) feet in width. <br />B. Driveways for Residential Use <br />1. When an improved alley is provided, all vehicular access shall take place from the alley. Access may be <br />taken from the side street on corner lots. <br />2. All lots 40 feet or less in width are required to take vehicular access from an alley. <br />
