Overall impervious coverage shall be calculated at time of final plat <br />based upon the average impervious coverage's for single family lots as per Table <br />III-5 and actual areas for all other impervious surfaces. See Example Impervious <br />Cover Tracking Chart in Table III-7 for illustrative impervious cover tracking <br />calculations. <br />2. General Commercial Base District Regulations <br />The entire General Commercial base district shall be considered as a whole for <br />impervious calculation purposes. Thus up to 80% of the entire district is allowed <br />to be impervious. <br />3. Mixed Use Base District Regulations <br />a. Outside Edwards Aquifer Recharge Zone <br />The entire property area located outside the Edwards Aquifer Recharge Zone <br />within the Mixed Use base district shall be considered as a whole for impervious <br />calculation purposes. Thus up to 60% of the entire district is allowed to be <br />impervious. A minimum of 40% pervious area shall be provided within the first <br />plat located with this area. All subsequent plats shall in total (with previous <br />platted areas) provide a minimum of 40% pervious area. <br />b. Within the Edwards Aquifer Recharge Zone <br />The entire property area located inside the Edwards Aquifer Recharge Zone <br />within the Mixed Use base district shall be considered as a whole for impervious <br />calculation purposes. Thus, up to 20% of the entire district is allowed to be <br />impervious. Individual plats may exceed 20% impervious cover, as long as the <br />maximum impervious cover is not exceeded as depicted in Table III-6.
