• <br />4. Lots/businesses with street frontage in excess of 400 linear <br />feet may have one additional ground/monument sign per <br />street frontage. Ground/monument signs shall not exceed <br />seven feet in height. <br />a. Frontage in this instance means each lot shall have <br />at least 50 feet of adjacent, direct access to the <br />roadway right-of-way. <br />b. Freestanding signs over four feet in height shall not be located <br />within ten feet of any property line unless displayed on a permitted <br />fence or wall. Signs greater than six feet in height must be <br />reviewed by the City electric utility for proper clearance from <br />power lines. <br />(3) Maximum sign area. <br />a. The maximum effective sign area per side per sign shall not exceed <br />the following: <br />1. 260 square feet along Interstate Highway 35. <br />• <br />2. 160 square feet along Highways 123, 21, and 80. <br />3. 120 square feet along all other roadways. <br />4. 80 square feet for ground/monument signs. <br />b. On-premise freestanding signs that contain a frame that makes up <br />less than 2.5% of the total area of the sign will not have the area of <br />the frame count towards the overall sign area of the sign. <br />SECTION 25. Section 6.7.2.2 Townhouse Lots, subsection (c), is hereby amended to <br />read as follows: <br />(c) Sidewalks. In addition to installing streets, curbs, drives and utilities as a <br />requirement of final plat approval, the subdivider shall install sidewalks along all public <br />streets where the streets border upon common open space, communal parking areas and <br />any other areas that will not be under individual ownership. The sidewalks shall be on <br />public property along the property lines, shall be built according to City standards and <br />shall be approved by the Director of Public AleflEs Services before their acceptance. <br />SECTION 26. Section 6.8.1.3 Access and Traffic Circulation and Parking, subsections <br />is (b) and (c), are hereby amended to read as follows:
