1.2.9 Provide the following deliverables for this Phase of work: <br />a) Comprehensive drawings; <br />b) Illustrative maps; and <br />c) Alternative and preferred land use and development concepts that address the goals, <br />policies, and objectives as outlined by the City and various stakeholders participating <br />in the Charrette and from comments received through the Communications <br />Campaign. <br />1.3 PHASE 3 - POST CHARETTE <br />The Consultant will: <br />1.3.1 Within eight weeks of completion of the Charrette detailed in Phase 2, complete the <br />production of the SmartCode and submit the draft SmartCode to the City for its review and <br />approval. The City will provide the Consultant with recommended edits within four weeks of its <br />receipt of the draft. <br />1.3.2 Complete the final SmartCode within four weeks of the Consultant's receipt of edits from <br />the City. Upon final approval of the SmartCode by the City, the Consultant will provide <br />electronic files on CD-ROM in Adobe InDesign and Adobe PDF formats. The Consultant is not <br />responsible for the provision of the Adobe InDesign or Acrobat software. The Consultant will <br />ensure that the InDesign files will be fully editable for City of San Marcos's future use and will <br />include all graphics, tables, and links. The Consultant will store these files on the P1aceMakers <br />FTP site for remote access by the City. The Consultant will ship two spiral bound copies of the <br />final SmartCode to the City prior to the City making final payment. The model SmartCode <br />consists of 56 pages. The Consultant anticipates that the San Marcos SmartCode will be <br />approximately 64 pages, including tables and definitions. The total length of the SmartCode will <br />be determined by the feedback and guidance we receive from the City and constituents during <br />the Charrette. <br />1.3.3 Provide the City with three grants to cover tuition for City staff who attend a SmartCode <br />Workshop when such a workshop is available. <br />1.4 ADDITIONAL SERVICES/CHANGE IN SERVICES <br />1.4.1 Since the Consultant's compensation is a fixed fee for Basic Services, including minor <br />deviations from those described in this Agreement, compensation to the Consultant for <br />Additional Services will only be for substantial deviations from the scope of services described <br />in this Agreement. The Consultant will submit a written estimate of fees to the City and obtain <br />the City's authorization before initiating any additional services. <br />1.4.2 Each material change (deletion or addition) in the services to be provided by Consultant <br />PlaceMakers, LLC Agreement <br />6
