1.2.9 Provide the following deliverables for this Phase of work: a) Comprehensive drawings; b) Illustrative maps; and c) Alternative and preferred land use and development concepts that address the goals, policies, and objectives as outlined by the City and various stakeholders participating in the Charrette and from comments received through the Communications Campaign. 1.3 PHASE 3 - POST CHARETTE The Consultant will: 1.3.1 Within eight weeks of completion of the Charrette detailed in Phase 2, complete the production of the SmartCode and submit the draft SmartCode to the City for its review and approval. The City will provide the Consultant with recommended edits within four weeks of its receipt of the draft. 1.3.2 Complete the final SmartCode within four weeks of the Consultant's receipt of edits from the City. Upon final approval of the SmartCode by the City, the Consultant will provide electronic files on CD-ROM in Adobe InDesign and Adobe PDF formats. The Consultant is not responsible for the provision of the Adobe InDesign or Acrobat software. The Consultant will ensure that the InDesign files will be fully editable for City of San Marcos's future use and will include all graphics, tables, and links. The Consultant will store these files on the P1aceMakers FTP site for remote access by the City. The Consultant will ship two spiral bound copies of the final SmartCode to the City prior to the City making final payment. The model SmartCode consists of 56 pages. The Consultant anticipates that the San Marcos SmartCode will be approximately 64 pages, including tables and definitions. The total length of the SmartCode will be determined by the feedback and guidance we receive from the City and constituents during the Charrette. 1.3.3 Provide the City with three grants to cover tuition for City staff who attend a SmartCode Workshop when such a workshop is available. 1.4 ADDITIONAL SERVICES/CHANGE IN SERVICES 1.4.1 Since the Consultant's compensation is a fixed fee for Basic Services, including minor deviations from those described in this Agreement, compensation to the Consultant for Additional Services will only be for substantial deviations from the scope of services described in this Agreement. The Consultant will submit a written estimate of fees to the City and obtain the City's authorization before initiating any additional services. 1.4.2 Each material change (deletion or addition) in the services to be provided by Consultant PlaceMakers, LLC Agreement 6
