<br />Doc Bk <br />03037379 OPR <br /> <br />Vol <br />2355 <br /> <br />1':~ <br /> <br />Part 3. Land Use Restrictions <br /> <br />3.01. Generally. As stated above, the base zoning for the Commercial Area will be C-2 Heavy <br />Commercial District. Except as supplemented or modified in these Development Standards, all <br />regulations applicable to that base zoning district will apply to the Project Site. The Project Site <br />will be restricted to a single use: As a lumberyard consisting of retail building supplies and <br />equipment rental facility. <br /> <br />3.02 Prohibited Uses. The following uses, otherwise permitted in the base C-2 Heavy <br />Commercial District, are not permitted within the Project Site: <br /> <br />(1) <br />(2) <br />(3) <br />(4) <br />(5) <br />(6) <br />(7) <br />(8) <br />(9) <br /> <br />Automotive body or paint shops. <br />Mini-storage warehouses. <br />Sexually-oriented businesses. <br />Farm, construction, or other heavy equipment sales and service. <br />Temporary storage or impoundment of motor vehicles. <br />Recycling centers. <br />Manufactured housing and portable building sales lots. <br />Commercial campground or recreational vehicle park. <br />Equipment repair businesses. <br /> <br />Part 4. Development Standards <br /> <br />4.01. The entire Project Site will have a landscaped perimeter with irrigation, as well as required <br />street yard landscaping. The landscaping will meet or exceed the requirements of Chapter 114 of <br />the City Code. 2.5" trees will be spaced at 25' intervals along the perimeter and in the parking <br />lot and 5 gallon shrubs will be placed between the trees at 5' intervals. <br /> <br />4.02. The entire yard area will be screened with a 6' hardi plank type opaque privacy fence. The <br />fence facing Wonder World Drive will have 7' x 18" stone columns spaced 20' apart. The <br />planking will be made of hardi plank type material. <br /> <br />4.03. The structures on the Project site will consist of metal buildings, yet the principal retail <br />building will have a native white limestone façade as detailed on the attached building elevation. <br />The principal retail building will not have a typical metal building façade. <br /> <br />4.04. All areas of traffic, parking and yard storage will be paved. Parking lot design will employ <br />interior landscaped islands with a minimum of 324 square feet at all parking isle ends, and in <br />addition will provide a minimum of one landscaped island of a minimum of 324 square feet in <br />each parking isle for every 20 cars in that aisle. Aisle-end islands will count toward meeting this <br />requirement. Landscaped medians will be used to break large parking areas into distinct pods, <br />with a maximum of 100 spaces in anyone pod. <br /> <br />4.05. 90% of outside lumber products will be stored under roof. <br /> <br />2 <br />
